My few lesson learned from the bad experience I have with them -
1) when a technician come for inspection, be around and observe . Make sure you record their assessment before they leave your premise or before they talk to choice home warranty .CHW did not provide me the inspection report. What they say may not match with what technician actually assess . It was true in my case .
2) make sure your appliances and systems are cleaned before technician visit . CHW asks technician to send pictures and they use the dirt and dust as an excuse to deny claim citing poor Maintennce .
3)when a claim gets denied (most likely if it’s high value repair or replace cost ) get another expert technician to inspect and get his report in writing and then compare those .
4) take plenty of pictures of your appliances before and after technician visits. In my case , for half of the time , inexperienced technicians showed up when experienced technicians were available in my area .
