Please take a moment to read this. I know the market is moving quickly and may feel overwhelming. I have and am successfully guiding my clients through their selling and buying journey. I’m here and happy to answer any questions you may have.

“This market is crazy. I’m going to wait to buy until home prices come down.”

Okay. No problem. This market is crazy.
BUT, if prices go down, mortgage rates will likely go up.

So let’s do a little math!

Here are two scenarios:

🏠 Price: $400,000
Current 30 year Rate: 2.6%
Monthly Principal + Interest = $1601

🏠 Price: $350,000 ($50k less!)
Jan. ‘19 30 Year Rate: 4.46%
Monthly Principal + Interest = $1765

That is over $150 MORE monthly for a home priced at $50k LESS.

Numbers don’t lie!

We agree. The market IS crazy. But if you are you thinking you want to sell, it truly is a great time.

November numbers are in, and guess what?

Homes are still selling quickly, often with multiple contracts, and inventory is still very low!

What does that mean for you?

If you are thinking of selling, it is still a great time. (That’s not something we usually say in December.)

Are you thinking about buying?
With rates so low, and fewer buyers out there with whom to compete, it’s still a great time to buy.

This year has been (and continues to be) weird and unusual in so many ways, many not great. When it comes to real estate, though, we've seldom seen a market that has chugged along as steadily as this year has.

Low inventory coupled with low rates have created a market that has really not dipped all year. If you're thinking of selling, it's still a great time- the buyers are definitely out there. If you're thinking of buying, rates under 3% in most cases mean your buying power is so much more than "normal."
