Many sellers don’t start thinking about their sale until it feels urgent. By that point, decisions get rushed, prep feels overwhelming, and it’s hard to know what actually matters.

The three timing mistakes I see most often are:

• Rushing prep once the decision is made
• Letting the calendar — or outside opinions — drive decisions

Planning early doesn’t mean you’re committing to list. It means you’re giving yourself time to think, ask questions, and make decisions in the right order.

What you do if you’re selling in 30 days should look very different than what you do if you’re selling in six months. Timing should guide prep, pricing, and expectations — not the other way around.

When sellers give themselves that clarity, the entire process feels calmer and far more controlled.
