Forestry management, including practices like thinning, replanting, and maintaining tree health, can improve both the usability and sustainability of a property.

Most landowners don’t think about this, but it makes a difference over time....so if you don't want to manage it yourself, consider hiring a forestry professional.

Wildlife isn’t random.

It follows food, water, and shelter, and if one of those is missing, animals won’t stay on the property.

Simple improvements like adding food plots, improving natural cover, or creating small water sources can make a noticeable difference over time :)

Most people think buying farmland requires cash or federal programs.

But every state has departments and programs designed to support agriculture and food production.
A good place to start is your State Department of Agriculture or your local Cooperative Extension office, which helps connect people with agriculture resources and programs. You can also contact local representatives for land and farming programs, (which are funded by your tax dollars!)

One thing a lot of land buyers don’t realize is that the cost to bring electricity to raw land can vary a lot depending on the distance from the nearest power pole.

Many utility companies have a service distance where they’ll bring power to your property at little or no cost. If your property is beyond that distance, the cost can add up quickly.

Before buying land, it’s worth calling the local electric provider and asking what their service distance is. That one question can save you a major surprise later.

We get a lot of land submissions that look like deals at first glance, usually because the price is low. But price is only one piece of it.

If there’s no clear use, no access, or no real exit, it’s hard to make it work no matter how cheap it is.

If you’re sourcing land, focus on what makes it usable, not just what makes it look like a deal.

A perc test determines whether your land can support a septic system.

In most rural areas, there’s no public sewer available, so septic isn’t optional, it’s required. If the soil doesn’t drain properly, the land may not be buildable the way you expect.

This is one of the most overlooked (and expensive) mistakes land buyers make.

Always verify before you buy.

Most people assume access comes with the land. But that's not always the case.

You can own it and still not have the legal right to get to it.

It’s called a landlocked property, and it happens more than most people realize.
Before buying land, always verify recorded, legal access (ask to see the deeded easement and verify your title work!)

It’s one of the most overlooked (and expensive) mistakes buyers make.
