What is a first-time homebuyer program? 🏡
It’s a program designed to make purchasing a home more affordable by offering benefits such as down-payment assistance, closing-cost assistance, special financing, or tax incentives. And “first-time buyer” doesn’t always mean you’ve never owned a home, some programs consider you a first-time buyer if you haven’t owned and occupied a primary residence within the last 3 years.
Mississippi and Texas offer different options:
Mississippi 📍
Mississippi Home Corporation’s Smart7 program currently offers $7,000 toward down payment and/or closing costs as a 0% second mortgage. One major difference: Smart7 does NOT require you to be a first-time homebuyer, although income, property, and other eligibility requirements apply.
Texas 📍
Texas has several assistance options. TDHCA’s My First Texas Home program is specifically available to qualifying first-time buyers and veterans and can provide up to 5% toward down payment and closing costs. Texas also has TSAHC programs that may provide up to 5% assistance, including options for qualifying teachers, firefighters, EMS personnel, police officers, veterans, and other eligible buyers.
The important part? You don’t have to automatically assume you need thousands saved for a down payment. Your available assistance depends on your income, credit, location, loan type, and the specific program you qualify for.
