I've been asked a few times lately why I got into real estate, so here's the honest answer.

I grew up watching people around me make one of the biggest financial decisions of their lives without anyone genuinely in their corner. Real estate has a reputation for being pushy, transactional, and more focused on commission than on the client.

I wanted to be the opposite of that.

Every family I work with, I ask myself one question: does this actually make sense for them? Not just can they afford it, but does this move make sense for their life, their goals, their timeline, their financial picture.

Sometimes that means telling someone to wait. Sometimes it means pushing them to move faster than they feel ready. Either way, my job is to give people the information and the honest perspective they need to make a great decision.

Salt Lake County is where I live, where I work, and where I've built something I'm proud of - one client at a time.

Every year in Q4, builders get motivated and this year is no different.

Here's what's on the table right now across Salt Lake County:

→ Rate buydowns getting buyers into the mid-to-low 5s
→ Closing cost credits up to $20,000 on select communities
→ Move-in ready inventory (no waiting months to build)
→ Design upgrades included at no additional cost on some homes
→ Year-end pricing pressure as builders hit annual targets

I work directly with builders across Herriman, South Jordan, West Jordan, and Daybreak. I know which communities have the best deals right now and which incentives aren't advertised publicly.

If new construction is on your radar, October is the month to move. These deals don't roll into January.

I say this every fall and every fall it's true: the best builder incentives of the year don't last past Q4.

Builders set their annual sales targets in January. By August, they know exactly how far ahead or behind they are. The ones who need to close units before year-end get motivated and that motivation shows up as dollars off for buyers.

Right now in Salt Lake County I'm seeing:
→ Rate buydowns getting buyers into the low 5s on new construction
→ Closing cost credits of $10,000–$20,000 on select communities
→ Design upgrade packages included at no cost
→ Move-in ready homes available (no 12-month build wait)

These are real numbers I'm seeing on the ground, not marketing headlines.

First-time buyer tip that could save you thousands 👇

When you're buying a new construction home, never walk into the builder's sales office without your own agent.

Here's what most people don't know: the builder's sales rep works for the builder not for you. Their job is to sell the home at the best price for the builder.

Having your own agent costs you nothing (builder pays the commission) and gives you someone in your corner who:
→ Knows which incentives are actually available
→ Can negotiate on your behalf
→ Has seen enough contracts to spot the red flags
→ Is legally obligated to represent YOUR interests

I've helped buyers get rate buydowns, closing cost credits, finished basements and upgrades that weren't on the price sheet just by knowing how to ask and who to ask.

Summer 2026 in Salt Lake County, here's what the market actually looks like right now.

Inventory is up compared to last year, which means buyers have real options. But homes that are priced right and show well are still moving in days, not weeks.

What does that mean if you're thinking about making a move?

Sellers: The window to price aggressively has narrowed. Buyers are doing their homework. Come in sharp or expect to sit.

Buyers: More options = more leverage. But don't let that lull you into waiting, well-located homes and priced well homes are still competitive.
