A quick Tampa Bay real estate update for my busy friends:

July’s numbers tell an interesting story. The median single-family home price rose 2.5% while inventory fell 11%. Sales were nearly flat—but in the past week, I’ve noticed a meaningful uptick in buyer conversations and activity.

That’s notable because mortgage rates haven’t dropped substantially. Buyers seem to be adjusting and moving when the right opportunity appears. I personally have at least three who are waiting for ✨the✨ house.

For sellers: serious buyers are watching, and pricing and presentation matter more than ever. Now is not the time to skip any presentation preparation like decluttering, deep cleaning or refreshing.

For buyers: there is room to negotiate, but the best homes attract attention quickly and we are still seeing multiple offers in some neighborhoods

This isn’t simply a buyer’s or seller’s market—it’s a strategy market. 👩‍🏫
