Quiet Reflection This Memorial Day

Tagline: Some experiences teach you to value peace, family, and home a little differently.

Memorial Day has always felt reflective to me.

After 27 years in military service, I know many people experience this weekend through gratitude, family gatherings, rest, and appreciation for the freedoms we often take for granted.

And honestly, that’s exactly how it should be.

Military service simply changes the way some of us understand those freedoms. Certain experiences, losses, and memories stay with you long after the uniform comes off.

Over the years, I’ve learned not to take ordinary moments for granted. Time with family. Peace at home. Quiet mornings. Safety. Stability. The ability to simply enjoy life with the people you love.

Those things carry a different kind of meaning when you’ve spent years witnessing how fragile life can sometimes be.

That perspective is also part of what drives me in real estate today.

Helping families find not just a house, but a place where memories are built, peace is protected, and life can be fully lived means something to me personally.

So this Memorial Day weekend, enjoy your family. Rest deeply. Laugh loudly. Create memories. And somewhere in the middle of it all, take a quiet moment to remember those who made that freedom possible.

Tampa’s Built Different

Tagline: Some cities support the mission. Tampa lives it.

Watching SOF Week unfold across downtown Tampa today was more than just impressive. It was a reminder of why this region continues attracting military families, veterans, defense professionals, and people who understand service, sacrifice, and community.

For many people, Tampa represents sunshine, waterfront views, opportunity, and growth. For others, it also represents MacDill Air Force Base, USSOCOM, CENTCOM, military retirees, transitioning service members, and a city deeply connected to national service and operational excellence.

After spending 27 years in the military myself, I understand something many people overlook during relocation. Finding a home is only part of the equation. The real goal is finding a community where military families can transition, grow, feel supported, and continue building purpose beyond the uniform.

That’s one of the reasons Tampa continues standing out nationally. This region understands military life. The tempo. The deployments. The transitions. The uncertainty. The resilience. Just as importantly, it understands the value military families continue bringing into the communities they serve long after active duty ends.

Military families strengthen neighborhoods. Veterans strengthen leadership. Service minded people strengthen communities.

I’m realizing more and more that success in real estate isn’t about chasing houses. It’s about helping people navigate major life decisions with clarity, honesty, preparation, and peace of mind.

Some homes are right.
Some aren’t.
Some opportunities align naturally.
Some are better walked away from.

And truthfully, helping someone avoid the wrong decision can be just as valuable as helping them find the right one.

I’ve never been interested in pressure-based real estate. My goal is to help people move when the timing, finances, and circumstances genuinely make sense for their lives.

That matters to me more than simply “making a sale.”

😂😂😂 Somehow, this is painfully accurate.

Real estate has me feeling like: Everything’s moving smoothly.

Five minutes later
Inspection issue. Financing delay. Seller emotion. Buyer panic. HOA surprise. Appraisal drama. Title issue. Missing signature. Rate change. Random contractor disappears into another dimension.

Then somehow, hopefully we’ll survive closing day smiling like none of the madness happened. 😂

27 years in the military taught me discipline, planning, adaptability, and operating under pressure. Real estate said: Cool, now do all that while people ignore emails, change their minds emotionally, and ask questions at 10:47 PM after disappearing for three days and say stuff like I didn’t understand the BBA that I literally signed!!

And somehow we still make it to the closing table. 😂🏡

🏠 LET’S TALK ABOUT EARNEST MONEY: What It Is, Why It Matters, and Whether It’s Actually Required 🏠

There’s a lot of misinformation surrounding earnest money in real estate, especially from people who have purchased homes before but never fully understood how it works.

So let’s break it down factually and clearly. 👇

💰 WHAT IS EARNEST MONEY?

Earnest money is a deposit submitted by a buyer with an offer to purchase a home. It’s commonly referred to as a “good faith deposit” because it demonstrates a buyer’s serious intent to complete the transaction. The funds are typically held by a neutral third party during the contract period until closing or lawful termination of the contract.

📌 IS EARNEST MONEY LEGALLY REQUIRED?

No.

There’s generally no law requiring a buyer to submit earnest money when making an offer on a home. A buyer can legally submit an offer with no earnest money deposit attached. However, a seller is also under no obligation to accept that offer. That distinction matters.

🏡 WHY DO SELLERS ASK FOR EARNEST MONEY?

Because accepting a contract creates risk for the seller. Once a seller accepts an offer, they often:

• Stop actively marketing the property
• Turn away competing buyers
• Change the property status
• Commit time toward the closing process
• Risk losing market exposure if the transaction fails

Earnest money helps demonstrate that a buyer intends to move forward in good faith and has a financial commitment tied to the contract. In many transactions, stronger earnest money deposits can increase seller confidence in the seriousness and stability of an offer.

📋 DOES MORE EARNEST MONEY STRENGTHEN AN OFFER?

Sometimes, yes.

In competitive markets, earnest money can influence how a seller evaluates competing offers. If pricing and terms are similar between buyers, a larger earnest money deposit may signal stronger financial commitment and lower perceived risk to the seller. It doesn’t guarantee acceptance, but it can strengthen the overall offer profile.

🚨 DO BUYERS AUTOMATICALLY LOSE EARNEST MONEY IF A DEAL FALLS APART?

No.

Most real estate contracts contain contingencies designed to protect buyers under specific circumstances, including:

• Financing issues
• Appraisal deficiencies
• Significant inspection concerns

If a contract is terminated according to those contractual protections and timelines, buyers are often entitled to receive their earnest money back. However, if a buyer defaults on contractual obligations or walks away outside the protections of the agreement, the seller may have a claim to the deposit. That’s why understanding the contract is just as important as understanding the property itself.

📌 THE FACTUAL BOTTOM LINE:

Earnest money is generally not legally required, but it’s extremely common in residential real estate transactions and often expected by sellers. There’s a major difference between:

“Not legally required” and “Not important.”

Earnest money isn’t automatically money lost. In successful transactions, it’s typically applied toward closing costs, down payment obligations, or other purchase related expenses at closing.

The amount, structure, timelines, contingencies, and protections surrounding earnest money are all contract dependent and negotiable between parties. Real estate becomes far less confusing when people understand the facts instead of relying solely on opinions or secondhand information. 🏡

Show a couple houses, cash a check, and vibe out.

Meanwhile I’m over here coordinating schedules, contracts, inspections, lenders, title work, negotiations, appraisals, emotional support, therapy sessions, crisis management, and why did a seller cancel the showing, and somehow still answering texts that start with:
“Hey Corey, quick question” at 10:58 PM. 😭

After 27years in the military and 6years in Homeland Security, I can confidently say this:

Real estate may not involve incoming 🔥,but it definitely keeps you alert at all times. 😂💀

One minute you’re writing an offer.
The next minute someone’s auntie doesn’t like the kitchen backsplash, or their dad is an appraiser by way of he heard a guy say something, and the whole deal collapses. 🤦🏽‍♂️

😂🏡 Buyers after I mention the Buyer Broker Agreement before the showing:

“So you mean, I gotta SIGN something first?” 👀

Me internally: “Ummmmm Wait, you want me to unlock doors, schedule tours, coordinate access, explain contracts, negotiate pricing, protect your interests, AND answer texts at 11:47 PM?” 😭

The way people react, you’d think I asked for a kidney instead of a representation agreement. 😂

Real estate changed overnight and now every agent is having the same conversation:
“Before we begin, there’s one small document” ✍🏽💀

😂🏡 The moment the pre-approval hits, suddenly everybody turns into a part-time HGTV star.

Buyer: “Let’s just look at one house”

Also the buyer 17 minutes later:
“Can we add 12 more showings, stop for coffee, compare school zones, and revisit the first house before sunset?” 😭

Meanwhile the Realtor and Loan Officer trying to keep the deal alive while everyone’s emotionally attached to a house with a chandelier shaped like a jellyfish and a “cozy” HOA fee of $742 a month. 😂

Real estate really is equal parts strategy, therapy, logistics, caffeine, and controlled chaos.

But honestly, this is the fun part.
The excitement.
The possibilities.
The vision of what life could become.

And when the right house finally hits. Everybody starts dancing. 🏡🔥

Suddenly your lender and your realtor turn into a synchronized “NO. NO. NO.” choir like they’ve been rehearsing all week.

Because here’s the truth nobody tells you until it’s almost too late. That new couch? That bedroom set? That “we deserve this” moment? It can literally pause your loan faster than bad credit and bad decisions combined.

I came across this video and I’ll be honest, it had me laughing. Some of those comments had me shaking my head too 😂
