📊 How’s the Denton County market this week?

Here’s what’s happening:

Active listings dropped from 478 to 439 ⬇️👉 Fewer homes for sale = more competition for buyers

Pending sales increased from 136 to 147 ⬆️👉 More buyers are jumping in and writing offers - This is exciting news!!!

Closings are up from 276 to 286 ⬆️👉 Deals are successfully making it to the finish line - this is also exciting news!

Days on market improved from 29 to 27 ⬇️👉 Homes are selling faster - more good news!

Sale price vs. list price rose from 96.6% to 97.3% ⬆️👉 Sellers are getting closer to their asking price!!!

💡 What this means:

The market is heating up. Inventory is shrinking, buyers are active, and homes are selling FASTER and for STRONGER PRICES.

🏡 Bottom line:

If you’re thinking about SELLING, this is a GREAT window.

I have been watching the local housing numbers this week, and I have some exciting news to share! Our market is moving fast, and it’s a great time to be thinking about your next move.

Here is the simple breakdown of what happened this week:

More Homes Are Selling: We had 276 homes close this week! That is more than the 263 we saw last week. This means more families are finding their dream homes and getting their keys! 🔑

More People Are Ready to Buy: There are 136 homes that went "pending" (that means they found a buyer!) compared to 120 last week. People are out there and they are excited to buy!

Homes are Flying Off the Shelves: You might notice there are fewer homes for sale right now (478 this week compared to 540 last week). Because homes are selling so fast, there is less to choose from on the map.

What does this mean for you?
If you want to sell your house, now is a wonderful time because buyers are looking! And if you want to buy, don't worry—new homes pop up every day, but you have to be ready to jump in.
