This is exactly why I pay close attention to local development.

I recently spoke with the developers behind Harvest at Blue Ridge, a major planned neighborhood in Botetourt County, and they’re aiming to break ground as early as this summer.

When projects like this move forward, they can influence everything from home values to where buyers start focusing their search.

A lot of people wait until something is built to react, but by then, the opportunity has often already shifted.

Mortgage rates have recently dipped below 6%, which could make monthly payments more manageable for buyers here in the Roanoke area who’ve been waiting on the sidelines.

While inventory is still something to watch locally, even small rate shifts can make a noticeable difference in purchasing power. If you’re curious what that could mean specifically in our market, I’m always happy to run the numbers and talk it through.

Interest rates have first sub-6% average rate since 2022.
