I just read a funny article about the growth of RV nomads across the Country. Well it's not so funny anymore, with covid, home schooling, remote work and the cost of home ownership going up, RV sales are up 62%. It get's more interesting, 70% of this group of 1 million nomads are under 55 years old and more than half live in their RV year round.

What does this have to do with RE, well let me tell you. The two biggest complaints right now from RVer's is finding reliable internet and not enough campgrounds, so if you are a real estate investor and need a new project, here it is! Build it and they will come!

While this won't help too much here in California, parents can gift money to an adult child to buy a home. Under the tax code, in 2025, an individual can gift up to $19,000 (the limit for married couples is $38,000) without having to pay any (gift) taxes. Of course always check with your loan officer first as there may be seasoning or sourcing requirements in order to use those funds.

Young buyers in the Bay Area and possibly all of California might have something to be excited about. An ADU in San Jose is in the process of being permitted (approved) for sale as it's own unit, separate from the main home. Amazing!

San José was the first city in California to change laws allowing accessory dwelling units to be sold separately from the houses they abut. Now, the first such condo has been built.
