Today i had offers going out, ce to do, and appointments to keep. Started today at 519 am and just finished at 902 pm. It’s not work when you love what you do! Not loving the price of diesel but that’s just part of living in the truck most of the day!

I discovered 3 different owners today that lost their ag valuation bc they didn't complete their paperwork. If you buy in a development that has a grazing lease, be sure and communicate with the appraisal district that you want the valuation to continue. If you buy a property not in a development, make sure you communicate what your ag plan is to the central appraisal district. Same goes if the valuation is wildlife. They have the forms and they will help you. Once it's been lost, it's sometimes very hard to reinstate and you might have to go through a waiting period if it's been lapsed too long.

Same goes with improvements on properties. I met with a client that had 2 improvements they have been taxed on for years and the buildings do not exist on his property. I had one on mine this year that was misclassified and it was very easy to clear up. Look over your assessments bc they are only doing what they can see from their arial survey if they haven't been able to get onto your property. It just takes a few minutes to clarify what the improvements should be classified as or if they are non-existent as was the case for my other appointment.

Sometimes the arial survey may accidentally place an improvement on the wrong lot. We had a 2 story house listed on our property in Real county but it was the neighbor's home and very close to the line. The previous owner we bought from had never noticed and had paid taxes on it for 8 years. We invited the county out to inspect it and they removed it from our assessment when they made their visit.

Review your statements carefully and ask questions if you don't understand. Deadline for protests is May 15 in many cases.

My advice to everyone if you don't like your new assessment on your property taxes is to do some research and protest. If you do not have time to do it yourself, there are many companies that will do it for you and they only take part of what they save you in taxes. The county will continue to raise values if you do not say anything. Market value should be what properties are selling for- in many areas I have seen this to be absolutely not the case.
