Every property tells a story. Sometimes the locals leave their signature.

While walking a creek on a recent property tour, we came across this unmistakable sign from one of the hardest-working land managers in the woods: a beaver.

What many people see as a nuisance, I often see as a clue.

Beavers can tell you a lot about a property. They point to reliable water, healthy riparian habitat, and active wildlife corridors. In the right setting, their work can create wetlands that benefit ducks, deer, fish, amphibians, and countless other species.

When evaluating rural land, it’s important to look beyond acreage and boundaries. The details matter. Water matters. Habitat matters. The small signs often tell the biggest stories.

This is one of the reasons we spend time walking creeks, inspecting habitat, and learning the land from the ground instead of just studying aerial maps.
