Greetings! Below is a quick overview of what happened in the Bella Vista housing market in January and February using data from the NWA Board of Realtors MLS. Here are a couple of things to add:

🌳 3 homes sold for $1M+ in Jan. and 2 in Feb.
🌳 Avg. price/sqft. for new construction was $234 (for the 2-month period)
🌳 Avg. sale price for new construction was $443,000 (for the 2-month period)
🌳 Avg. price/sqft. for homes 25+ years old was $197 (for the 2-month period)
🌳 Avg. rent was $1,881 (for the 2-month period)
🌳 The current national average for a 30-year fixed-rate mortgage is approximately 6.41%*

If you're interested in staying on top of the growth here in Bella Vista, the City Council has their regular meeting at 6 PM on the 4th Monday of each month at Bella Vista District Court (2483 Forest Hills Blvd.). The Planning Commission has its regular meeting at 4:30 PM on the 2nd Monday of each month.

Good news for Bella Vista, its residents, and nature!

The City of Bentonville is now moving forward with plans to remove the failed Lake Bella Vista dam and restore Little Sugar Creek to its natural state.

The North side of the Bentonville Square is getting a fresh look with The Hart, a new residential, retail, and office development in Downtown.

The development honors Bentonville’s history by restoring the historic Benton County Jail and echoing the city’s original 1880s brick architecture, named for painter Thomas Hart Benton and his great-granduncle, Senator Thomas Benton.

Spanning two blocks, The Hart will include apartments, condos, retail, offices, restaurants, and inviting public spaces connected to Crystal Bridges, the Razorback Greenway, and local trails. Groundbreaking is planned for this summer, with a multi-year building process ahead.

We’re number one! 🥇

Northwest Arkansas just earned national bragging rights after landing the No. 1 spot among large U.S. metros in the Milken Institute’s 2026 Best-Performing Cities ranking.

The annual Milken Institute report compares metropolitan areas using indicators such as job growth, wage gains, and housing affordability to gauge how regions support economic opportunity.

Northwest Arkansas topped the list thanks to steady job creation, strong wage growth, and affordable housing, as well as ongoing construction and infrastructure investments that continue to strengthen the region.

Another cool development in NWA: A STEM-focused university located on the old Walmart HQ property in Bentonville.

Next steps are underway at the former Walmart Home Office in Bentonville, where a STEM-focused university and a mixed-use development are taking shape.

The school officially named its first President, Dr. David Mazyck, who hails from Penn State, to prepare students to excel in an AI-and-tech-forward workforce. The inaugural class is expected to begin in 2029.

Site work has already begun, with plans to transform the property into the STEM university, along with office space, a hotel, retail offerings, and more.

Has anyone ever thought to themselves “It sure would be nice to have a robust set of mountain bike routes for locals to access to keep their rides fresh, and for visitors to be able to utilize so they can ride the best stuff we have to offer here in NWA”? Well, has not only been thinking about it - THEY DID IT.
