A price adjustment doesn’t have to mean a desperate seller. It can mean a seller who is listening to the market.

When we list a property, my pricing recommendation is grounded in empirical data—recent comparable sales, current competing listings, days on market, and what buyers actually paid compared with the asking price. I also account for differences in location, condition, size, and features.

Once your property is on the market, we gain another layer of information: how buyers respond to your home at that price.

Are they scheduling showings? Coming back for a second look? Making offers—or choosing other properties?

That response is worth paying attention to.

A thoughtful price adjustment isn’t waving a white flag. It’s recognizing that the response hasn’t matched the goal—and being willing to reconsider the plan.

It doesn’t mean, “I’ll accept anything.” It means, “I’m paying attention.”

Price isn’t the only thing to review. Presentation, condition, and marketing deserve a look, too. But when the data and buyer response support a price change, making that adjustment can be a purposeful decision—not an emotional one.

The seller’s goal hasn’t changed. They still want a successful sale on terms that work for them.

Listening to the market isn’t giving up. It’s using the information the market is giving you.
