The market always gives feedback. The trick is knowing how to listen.
I recently held an open house for this property that generated hundreds of online views, dozens of saves, and consistent interest on social media.
Yet no one attended the open house.

At first glance, that might sound discouraging. In reality, it's valuable information.

Real estate isn't about what we think a property is worth. It's about how buyers respond to it. Every showing request, saved listing, online view, offer, and even every lack of activity is market feedback.

When buyers view a property online but don't schedule a showing, they're telling us something. When they save it and continue watching, they're telling us something else. Our job is to interpret those signals and adjust strategy accordingly.

Real estate on Higgins Lake is never just about putting a sign in the yard.

Especially with lakefront property.

It is the conversations long before a home ever hits the market.

It is talking through timing, family dynamics, property preparation, repairs, personal property, dock questions, lake frontage, buyer expectations, and the emotional weight of deciding whether it is time to let go.

For many sellers, a Higgins Lake home is not just an address.

This home meant a lot to the seller, and you could feel the care and memories the moment you walked through the door. From the peaceful backyard to the Higgins Lake lifestyle nearby, it was easy to see why buyers connected with it.
