๐โโ๏ธ A home sitting on the market for 60 days isnโt always a reflection of a bad market or the agent. Itโs data. ๐๐
If youโre getting little to no showings, the market is usually telling you something โ and most of the time, itโs the price. ๐๐ฐ
Hereโs the easiest way I look at it: if youโre getting plenty of online views and saves but nobody is coming through the door, buyers are interestedโฆ just not at that price. ๐๐
Of course, itโs not always price. Iโve seen many listings expire or cancel and the issue was the marketing and presentation, but you can have the best marketing and do everything right, and if the price is wrong, it still won't sell. ๐ท๏ธโ
The longer a home sits, the harder it can become to sell. Buyers start wondering whatโs wrong, and sellers end up chasing the market with one price reduction after another. โณ๐ค๐ธ
Sometimes the best strategy is simply pricing it right from the beginning. ๐ฏโ
The market will tell you the truth. You just have to pay attention. ๐๐
