🚨 PSA for my fellow agents 🚨

Agents, we need to talk about Zillow links.

Here’s what’s actually happening when you text a client a Zillow link to check out your listing, or any listing for that matter. Zillow captures that client’s information and then turns around and sells that lead, your client, to other agents in your area. You did the work. You paid for the marketing. You found the buyer. And Zillow profits by handing your own client off to your competition.

Send them to your own website with an IDX feed instead. Same listings, same search experience, except now you’re the one capturing that information, you stay the agent of record, and you keep the relationship you worked so hard to build. Every time you send a client to Zillow, you’re not just losing a lead. You’re funding the exact machine that’s trying to make agents obsolete.

Stop handing ZILLOW more ammo to fight you with.

Many buyers don’t realize their new construction home comes with a 1-year builder warranty—and by the time issues show up, that clock is already ticking.

💡 That’s why the 11-month inspection is a game-changer.
It’s your final chance to catch flaws while the builder is still responsible for fixing them.

What inspectors often find at this stage:
🔧 HVAC or duct issues

Think of it as a home health check-up before your warranty expires—and you become responsible for repairs.

A new wave of legislation would allow homes in major cities to be built on lots as small as 1,400 sq ft.
To put that in perspective:
🏘️ Many of today’s smallest lots are still 4,500 sq ft or more.

So what happens when new construction gets crammed into neighborhoods on ultra-tiny parcels?
• Less privacy
• More street congestion
• Lower resale appeal
• A noticeable shift in neighborhood character
