Five years after the Caldor Fire, two families are finally home!

There are some moments that remind us why the work we do matters.

This week, we had the privilege of joining the Grizzly Flats community to celebrate the completion of the first two homes through the Grizzly Flats Homeowner Rebuild Program. After years of uncertainty and for some, years of living in RVs on the properties where their homes once stood two families were handed the keys to their new homes. It was a pretty incredible moment.

USA Properties Fund is honored to be part of the team helping bring more families home. Working alongside El Dorado County, HomeAid Sacramento and an incredible group of building and community partners, 12 homes are planned for local fire survivors.

Our own Patrick McGuirk, Vice President of Construction Management, has helped lead USA Properties’ involvement, with our team committed to building two of those homes alongside fellow Builder Captains Elliott Homes and NEXT Crafted.

As Patrick shared in recent coverage by South Tahoe Now:

“It is an honor to partner with El Dorado County, HomeAid Sacramento, and our fellow builders to provide safe, quality homes for residents who have shown extraordinary resilience. We are proud to be part of helping families rebuild in the community they love and begin creating new memories.”

And there is still more to come. Four homes are currently underway, with another six planned. For a community that has been rebuilding for five years, every set of keys represents so much more than a new house. It means coming home.

Some grand openings celebrate a new building. Others remind us why this work matters. We recently celebrated the Grand Opening of Terracina at Wildhawk, 145 new affordable apartment homes in Sacramento’s growing Vineyard area.

One of the most meaningful moments of the day came from Terracina at Wildhawk resident Becca Lewis, who shared what her new home has meant to her family: “We have been so happy. We feel safe, it’s quiet… I can send them downstairs to play at the playground or by the dog park… and I know that they’re safe and having fun. And we’re just truly blessed to be here.”
Her story put into words what this day was really about, creating quality, affordable homes where individuals and families can feel safe, connected and part of a community.

Kecia Boulware, SHRA Deputy Executive Director, shared, “What we’re seeing today is a shining example of what USA Properties does exceptionally well. They focus on housing that is strategically placed and thoughtfully designed to meet the needs of Sacramento’s hardworking individuals and families with low to moderate household incomes.”

Bringing Terracina at Wildhawk to life took an incredible partnership between Sacramento County, the Sacramento Housing and Redevelopment Agency (SHRA), JPMorganChase, WNC & Associates and the USA Properties team and we are grateful to everyone who helped make this community possible.

Sacramento County Supervisor, Patrick Kennedy may have summed up the celebration best: “These aren’t just apartments. These are homes.”

And to Becca and all the residents who now call Terracina at Wildhawk home, Welcome home!

That spirit of collaboration set the tone as we gathered to mark the start of construction on Terracina at Tustin Legacy. The groundbreaking brought together many of the people and partners whose work has helped move this development forward.

Terracina at Tustin Legacy is USA Properties Fund’s first development in partnership with Irvine Company, and together with the City of Tustin, J.P. Morgan Community Development Banking and our project partners, we’re creating 338 affordable apartment homes in a part of Orange County where they are greatly needed.

Terracina at Tustin Legacy's location is also central to what makes this development so significant. Located within the 1,600-acre Tustin Legacy district on the former Marine Corps Air Station, the community will provide residents with convenient access to employment opportunities, schools, parks, shopping and transportation.

As our President, Geoff Brown, shared: “Terracina at Tustin Legacy offers a unique opportunity to develop an affordable apartment community in a historic location that is transforming into a vibrant district.”

This groundbreaking is an important step in bringing Terracina at Tustin Legacy to life. As construction gets underway, we’re grateful to the partners, teams and individuals who helped us reach this point, and proud of what we’ve accomplished together. We look forward to welcoming residents to 338 new affordable homes and continuing our commitment to Creating Outstanding Communities.

Ten years from now, someone will remember the person who believed in them.
Not because of what they said. Because of what they made possible.
For Efosa, that belief became opportunity. It became the confidence to pursue a degree in Computer Science & Engineering at UC Merced. It became countless hours of hard work, leadership, and perseverance. And this fall, it becomes the next chapter as she begins her master's degree at UCLA.

The J.B. Brown Fund Scholarship didn't earn the degree for Efosa. She did.
But it helped remove barriers, opened doors, and reminded her that an entire community believed in her potential.
