Did you know that since 2011, the J.B. Brown Fund has helped provide more than $2.2 million in support to residents across our communities?

Through the power of partnership, generosity, and community, we've awarded 522 academic scholarships, supported 978 youth sports opportunities, provided 917 emergency assistance grants, and opened doors through 14 trade school scholarships helping residents pursue education, navigate unexpected hardships, and create brighter futures.

Behind every affordable housing community are years of collaboration, partnerships, and residents ready to begin a new chapter. Yesterday, we proudly celebrated the grand opening of The Orion, a new affordable senior community in Orange designed to provide safe, stable, and welcoming housing for older adults in one of California’s most challenging housing markets. More than 85 guests joined us to help welcome residents home and celebrate the strong sense of community already taking shape.

For resident Carolyn Pagani, who has lived in Orange for more than 60 years, the opening of The Orion was deeply personal. After raising her family in the city she has long called home, she shared how meaningful it was to receive the keys to her new apartment.

“When I received my key and it said ‘welcome home,’ I knew this was home,” Pagani said. “It’s affordable, manageable, and the people here are wonderful. I love it here, and I hope others will enjoy it just as much as I do.” Pagani added, “I always tell my friends, this is the residence that is the zest in my Orange. It’s perfect.”

In addition to providing affordable housing, The Orion offers resident services and support programs through the J.B. Brown Fund and LifeSTEPS helping seniors access resources that support long-term stability, connection, and the ability to age in place with dignity.

Projects like The Orion are only possible through strong partnerships and a shared commitment to expanding affordable housing opportunities. “It wasn’t just about getting a roof over our heads, it was about getting a second chance.” Those were the words shared by Casey, a resident of Terracina at Winding Creek, during last week’s grand opening in Roseville. Casey now calls the community home with her four children.

“It gave my children a safe place to sleep, to grow and to just be kids again. And it gave me something just as important: peace of mind and the ability to start rebuilding our lives.”

Stories like Casey’s remind us why we are committed to creating outstanding communities that provide stability, opportunity, and a place people are proud to call home.

Terracina at Winding Creek brings 284 affordable homes to west Roseville, helping meet the growing need for workforce housing in Placer County and allowing residents to live closer to jobs, schools, and community resources.

Grand openings are part of what we do and our residents are what make each one meaningful. This week we celebrated the ribbon cutting for 8181 Allison in La Mesa, bringing together community leaders, partners, and residents to mark the opening of this new affordable apartment community in the heart of Downtown Village.

One of the highlights of the day was hearing from resident Alimatu Kamara, who shared what this opportunity means for her family:
“We can practically walk everywhere to the park and around the neighborhood. The safety is really good because La Mesa feels a little slower than some parts of San Diego. It seems more family-oriented. I’m appreciative of an opportunity like affordable housing that gives people a chance to rise and save money in an economy that keeps going up.”

Stories like Alimatu’s remind us that housing is about people, opportunity, and community.

8181 Allison includes 147 affordable homes and was made possible through a public-private partnership with the City of La Mesa, California Housing Finance Agency WNC & Associates, KeyBank Commercial, LifeSTEPS, and the San Diego Housing Federation.

From vision to vibrant community 8181 Allison has reached a major milestone! Not long ago, 8181 Allison in La Mesa, California, completed construction and began welcoming new residents and today, we’re proud to share that the community is now filled with families and individuals who call it home!

This milestone reflects the hard work, dedication, and collaboration of our USA Properties Fund development, construction, design, and operations teams, along with our valued partners the City of La Mesa, CalHFA, KeyBank, and WNC who helped bring this vision to life.

Located in Downtown La Mesa’s walkable Village, 8181 Allison provides 147 affordable apartment homes and stands as a shining example of what’s possible when public and private partners come together to expand access to quality housing and create thriving communities.

Through the J.B. Brown Fund & LifeSTEPS, residents also have access to family services, educational resources, and programs that support growth, stability, and opportunity reinforcing our mission to not only build housing, but to help people and communities thrive.
