A few weeks ago I said I had been working on something behind the scenes.

It's live.

After years of inspecting homes across New York, I kept seeing the same preventable issues come up over and over. Things homeowners could have caught early if they knew what to look for.

So I built the Aim High HomeGuard Home Maintenance Guide. An educational app organized the same way I perform a home inspection, from the exterior inward.

More than 175 maintenance tasks covering the major systems of a home. The app also allows you to add your own tasks, attach photos, write notes, and set follow-up reminders. Developed from real inspection experience as a NY State Licensed Home Inspector and Mold Assessor.

I see this all the time on home inspections — bathrooms where the exhaust fan never gets used, or it runs for just a minute or two. Moisture has nowhere to go, and over time it leads to peeling paint, mildew, mold staining, and elevated humidity in the home.

After every shower, run your bathroom exhaust fan for at least 20–30 minutes. It’s one of the simplest ways to reduce moisture, protect your bathroom finishes, and keep indoor air healthier.

I see this type of dryer vent material on inspections all the time, and it’s usually installed the way you see here. This thin foil flex duct crushes easily, traps lint, and restricts airflow. When the airflow is reduced, heat builds up inside the vent and that lint becomes a real fire hazard. Lint is highly combustible, and blocked dryer vents are one of the leading causes of dryer fires according to the U.S. Fire Administration.

Homeowners should clean the dryer venting system at least once a year. Some homes need it more often depending on laundry use. A proper dryer vent should be rigid or semi-rigid metal. The foil and plastic flex ducts collapse, collect lint, and are not recommended. If your vent is crushed, bent, loose, or made of the wrong material, it’s time to correct it.

Take a few minutes to look at your current setup and repair anything that’s not right. Annual cleaning and proper vent material go a long way in reducing fire risk and keeping moisture under control in the home.

Protecting Your Home This Winter: Attic Ventilation Matters

During the winter, it’s common for warm interior air to rise into the attic and condense on the cold roof surfaces. That’s when you start seeing moisture, staining, frost buildup, and even mold or ice dam problems along the roofline.

When I’m in attics this time of year, one issue I come across all the time is missing or improperly installed baffle vents. These baffles keep insulation from blocking the soffit vents and allow outside air to flow up from the eaves the way it’s supposed to. When they’re missing or crushed, the soffits can’t breathe, and moisture becomes a problem pretty quickly.

What to look for:
• Missing or blocked baffle vents
• Insulation pushed tight against the roof deck
• Staining, frost, or visible moisture
• Airflow that stops before reaching the ridge area

Proper attic ventilation helps prevent mold, improves energy efficiency, and reduces the risk of ice dams during the colder months.

If you’re unsure about your attic or you’re noticing any moisture concerns, I can help identify the issue before it becomes an expensive repair.

Another home inspection tip is to install an anti-tip bracket on your range, if you don't currently have one. Particularly with small children in the home. An anti-tip bracket prevents the range from tipping over, if weight is applied to an open oven door, such as a child stepping or sitting on the door and from the weight of food, such as a Thanksgiving turkey. This bracket can be purchased at home improvement stores for 10-15 bucks and an easy install. Well worth it for safety.
