***HOA Announcements/Important Information***
**Architectural Improvement Requests:
We would like to remind all residents to submit an architectural improvement request form for any exterior modifications to your property including, but not limited to:
•roof replacements
•fence replacements
•sheds
• pools
•decks
•patio covers/extensions
•pergolas
•solar panels
•sprinkler systems
•landscaping changes, etc.
You must also secure any permits required by the City of Round Rock and submit a copy along with request form.
If you are unsure if you are required to submit an architectural improvement request form, please send your inquiry to [email protected].
When you submit your architectural improvement request form to PS Property Management and the request is uploaded to the review portal used by the Committee, you will receive an email notification. If you do not receive an email notification after you have submitted the request form to PS Property management, it is your responsibility to reach out and confirm receipt of the request form.
Also, please be mindful of your timeframes. There has been an increase in requests to expedite review/approval of applications. The Committee has 30 days to review an application and render a decision and the Committee is wholly made up of volunteers. Requests for expedited reviews are generally only considered for roof and fence replacements because those can have damage/safety implications. We will try to accommodate requests for an expedited review for other items but can make no guarantees.
**Property Ownership Changes:
When you sell your Chandler Creek home, any pool/tennis court access keys associated with your property will be disabled upon notice of sale.
Please do not transfer the access key to the new owner(s) of your property. All new property owners will need to obtain their own access key after completing the required waiver form.
Contrary to what some realtors may tell you, access keys do not transfer to the new owner(s).
**Leasebacks:
If you sell your property and enter a short-term leaseback with the new owner, and you want to maintain access to the pool/tennis court as a “tenant” during the leaseback period, the following conditions must be met:
· your HOA account must have been in good standing prior to the sale of your property;
· you must notify PS Property Management company and provide a copy of the leaseback to include beginning/end dates;
· access will only be granted for the duration of the leaseback.
**Pool/Tennis Court Access Keys:
Each Chandler Creek household is required to have their own access key. If you do not have an access key, you may request one from PS Property Management, so long as your account is in good standing. The first key is free of charge. A 2nd or replacement key is $20.
If you do not have an access key or yours does not work for some reason, do not borrow a neighbor’s access key, or come to the pool as their guest(s). Chandler Creek HOA residents cannot be a guest of another Chandler Creek HOA resident.
If your access key does not work, you must address the issue with PS Property Management during their business hours (9am to 4pm) Monday thru Friday. On-site security cannot address access keys that do not work; nor can they grant access to either the pool or tennis courts if your access key isn’t working. No exceptions.
If your access key was disabled to your HOA account not being in good standing, you must request that it be turned back on once your account is in good standing.
Please note the only way to access the pool or tennis courts is via an access card. Although the card readers have a keypad, numeric access codes are not provided to residents. Please make sure all members of your household are aware of this.
There is an active 24-hour surveillance system and card access system in place at both the pool and tennis courts and both are monitored frequently.
If you are a non-resident owner, please notify PS Property Management any time you have new tenants renting your property so we can disable any access keys associated with your former tenants. New tenants will be required to obtain their own access key.
**Scoop the P**p:
It seems more and more residents are walking their dogs throughout the neighborhood but are not picking up after their pets after they do their business. It is not only required by the HOA to clean up after your pets, but it’s also a Williamson County requirement.
When you walk your pets, please make sure you have the proper items needed to pick up after your pet. Also, please remind your children of this when they are walking your pets.
Dogs are also not to be off leash anywhere throughout the property including the entire HOA/MUD park.
**Board Meetings:
The Board will now meet every other month and will continue to meet via Zoom. There will be no board meeting in June and the next board meeting will be Thursday, July 22, 2021. Meeting notices will still be emailed out to residents with meeting dates.
