Workers’ Comp 報價越便宜越好？不一定。最近幫客戶比價，才發現另一份低價報價把實際在倉庫搬貨、收貨、出貨的員工，全部分類成 Office Clerical。保費看起來省了，但 Class Code 填錯，年度 Audit 後可能面臨大筆補繳保費，真正發生工傷時也可能增加理賠爭議。商業保險不是只比價格，Class Code 有沒有正確反映員工真正的工作內容，才是關鍵。A cheaper Workers’ Comp quote isn’t always a better quote. If employees are classified under the wrong Class Code, the premium may look cheaper today, but an annual audit could result in significant additional premium—and incorrect information can create problems when a claim happens. CCIM 複習系列｜城市成長真的不是亂長的

讀 CCIM Module 3 的時候，我覺得這個觀念放到南加特別有感：城市發展通常會跟著 freeway、交通節點、就業中心和公共建設往外推。

像 Chino、Ontario、Rancho Cucamonga，以前很多人只覺得離 LA 遠，甚至很多地方過去是農地、乳牛場。但真正值得看的，是它們是不是站在交通、人口、物流和產業往外移動的路徑上。

這也是為什麼商業地產不能只看現在熱不熱，而是要看這個地方未來有沒有可能變成下一個區域重心。

In Southern California, you can clearly see this with areas like Chino, Ontario, and Rancho Cucamonga. A lot of people used to think these cities were just “far from LA,” but the bigger question is whether they sit along the path of future transportation, population, logistics, and business growth.

Commercial real estate is not just about what is hot today. It is about understanding where the next market center may be moving.

One Wrong Answer Could Double Your Insurance Premium

A small mistake on an insurance application could cost your business thousands of dollars. Recently, while reviewing a client’s commercial insurance quote, I noticed one simple answer that could completely change how the insurance company classified the business.

If you private-label, repackage, or sell products under your own brand, the carrier may treat you more like a manufacturer or brand owner with higher product liability exposure. But if you’re simply a wholesaler selling products in the original manufacturer’s packaging with only shipping or logistics labels added, that’s a very different risk.

This is why I don’t just shop for quotes. I review how your business is actually presented to the insurance company. The right coverage starts with the right classification.
