Do you happen to know anyone who is renting/owns and has been displaced due to the recent storms in our area? The property they were renting suffered damage, and the landlord needs to carry out repairs that require the tenant to vacate temporarily.

I have information on a program, offered by the Federal Housing Administration, provides mortgage insurance to help individuals recovery from disasters like hurricanes, floods, tornadoes, and wildfires. It's specifically aimed at assisting borrowers whose homes were destroyed or severely damaged in a federally declared disaster area.

Should you buy a house now, or wait?

There are several things to consider in order to make good decision.

1. Do you have excellent credit? You can get the best deals with a score of 740 or higher.
2. Have you saved enough money to for a down payment? Having a sizable down payment and a cushion great. Lenders feel more comfortable loaning money if you have additional cash reserves.
3. Are you planning on staying in the house for a while? The closing cost are an investment, so it is wise that you are certain that you plan on staying for a while.

Ultimately the decision is yours, but these are some things to consider when making the decision. If you are anxious to become a homeowner and you've met the criteria above, go for it.

If you are waiting on the rates to drop, well you better have patience. The rates have been very volatile lately topping 7% in mid-July, then retreating down to 6.88% before hitting 7.42% in September. As of October 4th, a 30-year mortgage averaged 7.80%.
