What you need to know before buying (that no one ever tells you):

1. Buy the house you can afford, not the maximum the mortgage lender thinks you can afford.
2. Don’t dismiss school districts - even if you don’t have kids. Buying in a sought-after district will come in genius at resell.
3. It’s okay if you don’t have a 20% down payment. Just talk with a reputable lender ASAP to see which loans are right for you.
4. Buying is costlier than renting. You’ll be your own landlord now, so you’ve got to factor repair costs, utilities, and furniture into your budget. Another reason to revisit number one above.

2. Gather docs and get pre-approved with a trusted lender
3. Identify down payment funds
4. Start house hunting and attending open houses
5. Negotiate and submit offers
6. Go into escrow, transfer title, and schedule a home inspection
7. Close, get the keys, and move in!

How can you find the right home without compromising on your budget? Want to know my take on it? Well, here it is.

First, let go of the idea that the perfect home exists. Instead, focus on finding a home that ticks most of your boxes and has the potential to grow with you in the coming years.

Secondly, here's a tip for you: prioritize your must-haves and make a list. This way, you can focus on what's important and avoid getting sidetracked by non-essentials.

Must-haves might include things like:

A sufficient number of bedrooms and bathrooms
Adequate square footage
Safe neighborhood
Good school district
Reasonable commute to work or school
Access to public transportation
Outdoor space, such as a yard or balcony
Parking availability
Move-in ready condition

Wants are features like:

Updated kitchen and bathrooms
Open floor plan
Additional living spaces, such as a den or bonus room
Walk-in closets
Energy-efficient appliances or features
Smart home technology
Pool or other recreational amenities
Home office space
Architectural features, such as vaulted ceilings or bay windows

But the BIGGEST thing I want you to take away is this: don't be afraid to think outside the box.

Remember, it's okay to look at homes that might need some work to hit your list of must-haves. But with a little creativity, you may just be able to transform it into your dream home over time.
