Zillow’s changing—and it might just leave you in the dark. 👀
Did you know that starting May 1st, not every home for sale will show up on Zillow or Trulia anymore?
Yep, even if there’s a “For Sale” sign out front.
If you’re shopping for a home in Sacramento CA, this shift matters a lot.
Here’s the scoop:
A new rule says if ANY home is publicly marketed (social media post, yard sign, flyer, etc.), it must be listed on the MLS within 1 business day.
Otherwise, platforms that pull data from the MLS (like Zillow) won’t display the listing.
👀 Translation...
• Buyers might never see homes that are actually for sale.
• Sellers could lose valuable exposure without knowing it.
• FSBO sellers who promote their home publicly but don’t list it on the MLS may also see a drop in visibility.
The policy is to prevent “pocket listings” and increase transparency — but it also means relying on apps alone might leave you out of the loop.
⚠️ But here’s what most buyers don’t realize:
Not every home actually hits the MLS.
Some of the best opportunities—those private, quiet, “call me if you know someone” homes—are still sold off-market.
