✨Sold!!✨When my buyers (and family) discovered their neighbor’s house was being sold to investors, we jumped in to see how we could intercept and obtain the property. Hours away from being put on the wholesale market, I convinced the investor to change gears and sell to us instead, and at less than market value. 🙏🏻 To swoop it up we had to act FAST, which wouldn’t have happened without prepared buyers, and my one and only preferred Mortgage Broker, Marissa Knasko, ready and waiting. This one required a lot of team effort, and it was a beautiful thing to see *both* parties work together to help reach the finish line. 🏁🏡 🙌🏼💯 Shout out to the amazing Noah & Chris with for being genuinely great, kind-hearted people to work with!

✨Sold!!✨ When it's meant to be IT'S MEANT TO BE! We put their home on the market without a replacement property lined up, and that can be scary! This is where an experienced Realtor is crucial! 😁

I door-knocked the neighborhood they wanted, and called agents, friends, and relatives to spread the word that we were ready to buy... And it paid off! 🙌🏼 We landed a UNICORN!🦄🏡In their dream location, was a *fully* rebuilt home near completion. I sweet-talked the listing agent into letting us submit a preemptive offer before it even hit the market!! 🙌🏼 We had zero competition! 😁 I also ensured they received a *free* 29 day rent-back in the house they sold, so now they can slowly settle into their gorgeous new one!! 😊 While you can't beat owning a brand-new home in a well-established neighborhood, what's even better is living near your closest friends while raising kids together.

All of my deals are extremely important to me, but this one is special in a different way so it deserves a special kind of post….

I was only 10 when my cousin was born, but I was obsessed with him! I begged to visit or baby-sit him whenever possible, and even blew off plans with my friends just to see him. He was the reason I prayed every night when I was a kid to one day have a son just like him (which I did!). We are lucky enough his Momma gave us 6 more beautiful children just as amazing as him.

Well Austin went and grew up on all of us! Not only did he serve our country and medically retire from the Marines, he became a Sacramento County Law Enforcement Officer, and now adding to that impressive list… a HOMEOWNER!! And of an exceptional quality Guttridge home! Thank you SO much Austin Archuleta for allowing me to help you on this journey. Things have really come full circle from changing your diapers to handing over keys to your first home (Yes, I said that 😜). Who you are is admirable, and I will never stop being proud of you! Congratulations on the largest purchase of your life thus far!! I love you!!! Special shoutout to for pullin out all the stops to get this one done!! 🙌🏼🫶🏻

I’m been seeing this little nugget swirling around a lot lately. While we don’t have a crystal ball to predict what rates will do next year… this is encouraging! However with lower rates, comes a lot of pent up shoppers who will be coming out of the woodworks…

My advice?

If you can afford it, get ahead of the game and buy sooner than later (aka now)!! Avoid massive bidding wars, feeling rushed to commit, waiving important inspection contingencies, paying over list price… AKA selling your soul to get into a home lol When those rates come down, you’ll already be in your new home, and ready to refinance!!
