2025 has been a bit rough on our real estate market. But, looking towards 2026, Redfin is predicting our market will be: The Great Housing Reset. Pair that with this morning's FED meeting update from Enalynn Ortega with Guild Mortgage:

"The Fed cut rates by 0.25% yesterday and the Treasury starts buying mortgage-backed securities on Friday. Huge for stability + affordability 🏔️💪

Rates ticked down a bit this morning small move, but the right direction. 📉 Lower costs = more buyers stepping back in. 🚪🏡

Redfin is even projecting 2026 as the first year in forever that income growth beats home price growth."

Add this all together and it sounds like a move in the right direction!

U.S. homebuyers will start to get some relief in 2026, with affordability improving as income growth outpaces home-price growth. Next year will mark the beginning of a long, slow recovery for the housing market.

• Active listings: 1,061 (+30.7% YoY)
• Median days on market: 25
• 41.8% of active listings had a price reduction.

That last number is key — almost half of listings are adjusting prices to capture buyers. The trend reflects both rising inventory and stricter appraisals.
