Starting in his teenage years, Steve worked with Canine Companions for Independence and ran youth bowling leagues and tournaments; in college, as vice president of the Computer Engineering Club, he established a volunteer program at a local elementary school. After college, Steve volunteered as a Big Brother, coached youth football and was on the Board of Directors for the team. After having kids, Steve has continued to be engaged in their activities, volunteering in their sports and as an Assistant Den Leader in cub scouts and as a merit badge counselor and board of review member in Scouting, BSA. Every home sale is different, and some involve much more than simply putting a sign in the yard.

This review came from the trustee of a family trust after the sale of a cherished family home that had been in the family for more than 40 years. The transaction also involved a reverse mortgage, well and septic inspections, leased solar, and many other moving pieces along the way.

Reviews like this remind me why I do what I do. My goal is always to provide knowledgeable guidance, clear communication, and personal service from beginning to end.

🏑 Another exciting milestone for a first-time homebuyer! πŸŽ‰

One of the biggest milestones during escrow is removing contingencies. It means the buyer has completed their due diligence, including inspections, reviewing the property's condition and seller disclosures, and has decided to move forward with the purchase.

While there are still a few steps before closing day, we're getting closer to the finish line.

Congratulations to this first-time homebuyer on reaching this exciting milestone! I'm looking forward to handing over the keys later this month. πŸ”‘πŸ‘

It's a big day in the Weise household... today my youngest son, Lloyd (LT), starts his freshman year at Folsom High School!

Earlier this week we toured the campus so he could find all of his classrooms, and today he'll be walking to school for the first time instead of getting dropped off. It's another reminder that our kids grow up way too fast.

This week's Home Wise Weekly happened to be about back-to-school, and with LT now walking to school, the safety message hits a little closer to home. Whether it's students walking or biking, parents navigating busy drop-off lines, or teen drivers heading to campus, a little extra patience and attention can go a long way in helping everyone get to school safely.

Wishing LT, and all of the students, teachers, staff, and parents, a wonderful, successful, and safe school year. And to everyone on the road around schools during drop off or pick up, please keep an eye out for students walking and biking to/from school.

🏑 JUST CLOSED in Auburn!

Today marks the closing of 3270 Ayres Holmes Rd.

This property had been in the same family for more than 40 years and was being sold through a family trust, with a reverse mortgage also involved in the transaction. I’m grateful to the family for allowing me to help guide them through the sale of a home that had been part of their lives for so many years.

From preparing this unique 1-acre property for market to navigating inspections of the home, well and septic system, repairs, solar transfers, contingencies and all the details that come with getting a semi-rural property to closing, there were a lot of moving pieces along the way.

Now this special Auburn property begins its next chapter with a new family who connected with the home, the land and everything that makes the property unique.

Thank you to everyone involved in helping us reach the finish line!

🏑 What do DOM and CDOM actually tell you?

When browsing homes online, you may see:

πŸ“… DOM: Days on Market
πŸ”„ CDOM: Cumulative Days on Market

At first glance, the numbers may seem straightforward. However, a low DOM does not always mean a home is newly listed, and a higher DOM does not automatically mean something is wrong with the property.

Listings can be withdrawn, relisted, placed under contract, returned to the market, or listed with a different agent. Looking at the complete history can reveal much more than a single number.

For buyers, a higher DOM should lead to questions, not assumptions. For sellers, it can provide valuable feedback about how the market is responding.
