The things you find under the home during an inspection. The pest inspector was just under the home before me and said there were no leaks or moisture damage found. I think not sir!

Too close for comfort! Where was the clean-up crew on this flipped home? 😅I may have been lucky that this nail didn't draw blood, but the next person or pet may not be so fortunate. If you're buying a remodeled home, I recommend dragging a large magnet around the house before you set up that slip-in slide for the house warming party. Stay safe my friends!

Just because it looks nice and updated on the outside, doesn't mean it is installed right. Today's inspection was a flip. Many issues including multiple plumbing leaks, Electrical issues at outlets and main panel, the new HVAC system was installed improperly, the new water heater was installed improperly. There were many more defects and most upgrades appear unpermitted.
In this market, you can definitely feel pressured to act fast. Make sure you take your time, get your inspections done, and find out what you're really buying and getting into.

How about this water supply! Anybody wanna take a nice relaxing bath in this whirlpool bath. 😄. The water heater was deteriorated and caused the water to be discolored.

Today's inspection- A new shower pan on the second floor bathroom was leaking on a remodeled home. Flood testing shower pans during a home inspection can reveal hidden defects. Make sure you know what you are purchasing!

Oh, Nuts! Someone has been preparing for winter and it's not you. I found this stash in a plumbing vent stack while walking a roof this week. You never know what you will find during a home inspection.

Have you seen these dark stains or ghosting lines on your indoor walls or ceilings? Well, that's called thermal tracking. Warm, damp indoor air circulates within the home and touches cooler spots of the perimeter walls/ ceiling and condenses. Household air which is full of debris sticks to these damp surfaces leaving a stain over time. Stains show a silhouette of the wall framing either 16" or 24" off center. In this case, there was missing attic insulation on the back side of the living room wall. Simple DIY fix with additional insulation.
