Things I’d Never Skip as a Realtor When Buying a Home...
Before falling in love with the kitchen, backyard, or dream pool… there are a few things I’d never skip when helping someone make one of the biggest decisions of their life.
❌ Skip researching the area
Your daily commute, your lifestyle, your neighborhood, and the places you’ll spend your time matter just as much as the home. I’d always explore the area at different times of day and make sure it truly fits the way you want to live.
❌ Ignore flood zones & insurance costs
In Florida, I’d never look at just the purchase price. I’d want to understand flood zones, flood insurance considerations, homeowners' insurance costs, roof age, and other factors that can impact the true cost of owning a home.
❌ Skip the inspection (or assume a standard inspection covers everything)
A general home inspection is an important step, but I’d also consider additional inspections when needed — such as mold assessments, termite/WDO inspections, roof evaluations, pool inspections, or other specialty inspections depending on the property.
❌ Choose a home without exploring the neighborhood
I’d drive the area during the week, check the commute, visit nearby amenities, and get a feel for what everyday life would actually be like. A quiet Sunday morning will not feel the same as a mid-week evening.
❌ Focus only on the house and forget the lifestyle
Do you want beach mornings, golf course views, top-rated amenities, or more space and privacy? The right home should support the life you want to live.
❌ Make a decision without knowing the full monthly picture.
Beyond the mortgage, you should consider insurance, taxes, HOA fees, CDD bonds (common in Florida), maintenance, and future expenses before making an offer.
