[CHANHASSEN, MN] Coborn’s Market & Table is coming to Avienda. 👀

The Minnesota-based grocer has signed a lease to become one of the major anchors at Avienda as plans for the development’s commercial district take shape.

If you haven’t been to the new Plymouth location yet, Coborn’s Market & Table brings a full-service grocery store together with places to eat, grab a drink and gather.

The Chanhassen location will include The Global Table, The Buttered Tin, Penny Horse Parlor and Cousins Wine & Spirits, along with an outdoor gathering area and gas pumps next to the store.

This will be the second Coborn’s Market & Table in the Twin Cities, bringing the concept to the southwest metro as part of a much larger mix of retail, restaurants and other commercial uses planned at Avienda.

Construction is currently targeted to begin in 2027.

[CHANHASSEN, MN] Avienda is getting a lot bigger, and after years in the works, its long-planned retail district has landed an anchor tenant.

A newly updated concept would add nearly 100,000 square feet of commercial space while completely reworking how much of the site comes together.

One of the biggest changes is right at the center. A much larger water feature would be surrounded by restaurants, patios, pedestrian spaces and smaller storefronts. Larger retail spaces around the site would also leave room for junior anchors and another sizable tenant.

The timing is notable too. Housing is already under construction nearby, and Chanhassen’s new civic development is taking shape just to the south.

With more than 200,000 square feet planned in the first commercial phase, Avienda would be one of the more substantial new retail developments currently proposed in the Twin Cities.

[CHAMPLIN, MN] This is what could finally be built on a site that has been waiting more than a decade for development.

Emery Lofts is proposed for a long-vacant property near Highway 169, where a number of commercial concepts have been explored over the years without moving forward.

Now, housing is on the table.

The proposal calls for 86 market-rate apartments in a new three-story building with underground parking, shared resident spaces and outdoor amenities.

It would also add something Champlin has seen very little of in recent years. According to the city, just one modern market-rate apartment building has been added in more than 35 years.

Real Assets II LLC is behind Emery Lofts, with Mahler & Associates Architecture leading the design.

[BLOOMINGTON, MN] THE WAIT IS OVER. MINNESOTA’S FIRST PRIMARK OPENS SEPTEMBER 3RD.

After years of Minnesotans asking when Primark would finally get here, the countdown is officially on.

The retailer is putting the finishing touches on its first Minnesota store at 143 East Broadway inside Mall of America’s Southeast Court, filling part of the former Forever 21 space.

Nearly 35,000 square feet of selling space will be filled with women’s, men’s and kids fashion, plus beauty, accessories, home goods and more.

Primark is also making opening day an event.

Doors open at 11 a.m. on Thursday, September 3, with a DJ and giveaways at the store, while the Huntington Bank Rotunda will host a Minnesota State Fair-inspired Primark Fashion Fair with games, prizes and fashion shows throughout the day.

For now, the barricades are still up... but not for much longer.

[CHASKA, MN] If you’ve been wondering what the future holds for the old Oak Ridge Hotel site, now we know.

The property has been empty since 2020, and Scandvik Hotels is now working on a plan to bring it back with a new hospitality and wellness focus.

The biggest addition would be an outdoor Nordic spa near McKnight Lake. The hotel itself would also get a new look and operate under Marriott’s Tribute Portfolio.

The spa plan has already changed as the team works through the wooded lakeside site with Chaska. The latest version gives us a much better idea of how the project could actually fit together.

There’s still plenty to work through before anything gets built, but this is the clearest look yet at what could come next for Oak Ridge.

WE’VE BEEN TRACKING THIS ONE FOR A WHILE, AND NOW WE FINALLY HAVE A DATE. 🎉

Minnesota’s first Main Event will open August 3rd in Woodbury.

Bowling, laser tag, more than 100 arcade games, a full-service restaurant and bar, and private event space are all coming to the property next to Topgolf.

But Main Event is only part of the story. This site has changed quickly, and there is still more development planned around it.

A massive new industrial development could soon take shape in Rosemount. Massive as in millions of square feet of new space.

Flintlock 52 is a 160-acre site near Highway 52, directly east of Meta’s data center campus.

Instead of marketing the property with one fixed plan, Opus has prepared three different concepts showing how the site could develop depending on the type of user secured. CBRE is handling marketing and leasing for the property.

The concepts range from a multi-building industrial campus to a layout centered on one large facility, with another option designed to allow development to move forward in phases.

While the plans are conceptual, they provide the clearest look yet at the range of development being considered for the property.

There is also a bigger Rosemount story here. Over the past several years, residential, commercial and industrial development has continued moving east along 145th Street. It has not reached Highway 52 yet, but it keeps getting closer, and Flintlock 52 sits near that eastern edge.

[APPLE VALLEY] Minnesota’s first Chicken Salad Chick officially has an opening date. 🐔

The fast-casual brand will open its first location in the state on Tuesday, July 28, bringing more than a dozen chicken salad flavors, sandwiches, soups, sides and desserts to Cedar Marketplace.

The locally operated restaurant will also offer indoor and patio seating, takeout, delivery and catering.

Opening-week promotions are planned, including free chicken salad rewards for the first 100 eligible guests in line on opening morning.

This is the first Chicken Salad Chick location in Minnesota, with the brand identifying the state as a market for future development.

[EDEN PRAIRIE] A portion of the former Office Depot parking lot near Flying Cloud Drive could soon look a little different.

Shake Shack is planned for the northern edge of the property, taking the place of an earlier drive-thru Starbucks concept that is no longer moving forward. Plans show a new restaurant building with dine-in service, patio seating, and a drive-thru.

The broader site is already changing too. Planet Fitness now occupies part of the former Office Depot building, while Valvoline is also planned for a separate outlot near Den Road.

Together, the plans continue the shift of a former big-box property into a more active mix of restaurant, fitness, and service uses near one of Eden Prairie’s busiest retail areas.

[EDINA] A long-standing office campus near Centennial Lakes Park may not stay tucked behind its parking lot forever.

The property, now being called France Commons, was recently purchased by Swervo Development Corp. Plans show updates to the existing office building, along with possible new commercial buildings along France Avenue.

The office building was constructed in 1979 and last renovated in 2002, so the planned work would bring updates inside and out to a long-standing property along one of Edina’s busiest corridors.

The street-facing changes may be what most people notice.

Plans show new buildings that could be added to parts of the existing parking lot, bringing potential shops, restaurants, services, or workspaces closer to France Avenue.
