Myth or fact? You need perfect credit to buy a home.

MYTH! The reality is that while a higher credit score generally allows for a more favorable interest rate, it doesn’t mean that poor credit is an insurmountable hurdle. There are many options available for buyers of all incomes and credit tiers. Talk to your lender and if you hear “no,” keep looking! It may take some research and some time to build up the credit or cash reserves you need, but sooner or later you’ll find the perfect match for your unique situation.

Here is the one thing you must do before listing your home 👇🏼

You already know to clean, declutter, pre-pack, and depersonalize your home. But how do you know what *really* needs to be done?

Grab a notebook or open up the notes app on your phone and head outside. Then, walk through the front door as though you are a potential buyer. Go from room to room and take notes of things that you think you need to change or update (you can snap photos and send them to me, too!).

​Most home sellers only need to make small tweaks -- like touching up paint, adding a pretty scented candle or some fresh greenery, and having carpets professionally cleaned. In some cases, you might consider removing some of the furniture from smaller rooms to create more space or hanging a mirror on a wall to make a room look bigger.

Once you're done, review the list and photos and decide what the priorities are. Remember, even though you don't need to make drastic changes like rehabbing your kitchen or refinishing floors (buyers will want to make their own choices!), you still want to make that great first impression on prospective buyers!

You might think that the holidays are the worst possible time to try to sell a house. But that’s always the case! Selling during the holidays can have a lot of benefits.

🎁 You’ll face much lower competition from other sellers because they think there are not many buyers out there.

🎁 Eager buyers will happily make offers on your place because there’s lower competition and they’re trying to buy themselves a very fancy Christmas present.

🎁 More time for showings. People have more flexible schedules during the holiday season so it’s easier to host showings.

🎁 A less-busy agent. Your agent should always make you feel like a priority, but since they’ll have fewer clients you’ll get the real VIP treatment.

Instead of looking for homes that have everything you need WAY out of your price range, look for homes that fit your "must haves" that cannot be easily changed. Things such as location, space, and overall construction cannot be changed as easily. Small renovations can be made throughout the lifetime of your home, such as paint colors, features, and landscaping.
