Most landlords think they understand security deposits. Most are wrong about at least one of these, and they don't find out until it costs them.

Florida's security deposit law under §83.49 is specific, sequential, and unforgiving on deadlines. Miss the 30-day notice window at the start of a tenancy, or the 30-day claim window at move-out, and you can forfeit your right to collect on legitimate damages — regardless of what the tenant actually did to your property.
