Before you make an offer, you need to know:

What's the end product? (Lots, homes, multifamily?)

What does the builder pay per finished lot in that market?

What are your entitlement, infrastructure, and carry costs?

What's your margin at the end?

Work backwards from the builder's number. Always.

If the math doesn't work at your purchase price, the dirt doesn't work. Period.
