History | These buildings, formerly called the Ventnor Apartments, were built between 1916 to 1920s and have served as small multifamily housing for roughly a century, located at the corner of 4th St S and 4th Ave S in downtown St. Pete. They were never locally designated as historic, so public records don’t clearly show how ownership changed over time, but old newspaper ads and city directories describe them as apartments going back at least to the 1920s and 1950s.
Clearwater-based developer Valor Capital now plans to replace these pink buildings with a 29‑story luxury condo tower branded as the Roche Bobois Residences, with about 160–165 units, ground‑floor restaurant and retail space, and a public arts plaza. Construction is expected to start in 2026, with completion targeted for 2028.
The project has sparked a lot of public debate, not just about losing older, more modest apartments, but also about the developer’s Clearwater roots and community concerns over perceived ties to Scientology, which the developer has previously denied in earlier projects. This corner is a good example of how St. Pete’s past, present art scene, and future skyline are all colliding in one block.
