ClutchIndustries.com Clutch Industries Inc. is a Salem, Oregon based construction company. We provide entitled properties for multifamily development.

We work on a diverse platform of adaptive reuse, new construction, property development and property re-positioning. We are looking for opportunities to purchase or partner with full ground-up development. Our team handles the development, entitlements, General Construction to completion. We are currently using construction financing at 70% of the project total. After completion and 85% occupancy

we can move to a HUD 35 year amortization at current rates of 2.7%. This allows all the original investment (Typically 25%) to be returned to the investors/developers. This type of return only happens when interests are this low, if rates go up- the investors will have to keep their original investment in the project. Either way- the returns are exceptional and inflation resistant and high in demand (housing)

That said, we just spent a couple of days in Phoenix and wowโ€ฆ Arizonaโ€™s growth, business environment, and speed of opportunity are off the charts. It was eye-opening to see how quickly projects move when the jurisdiction truly treats developers as true partners instead of problems to manage.
Arizona doesnโ€™t even know about food parks and clustered cottages yet โ€” those are Oregon originals weโ€™re proud of. But seeing the contrast made us realize how much faster and more collaborative things could feel here.
Weโ€™re not โ€œshopping statesโ€ like itโ€™s sports โ€” this is business. We just want to bring home the best of what weโ€™re learning: a pro-growth mindset that creates jobs, housing, and real community opportunity.
