The market took a slower than expected turn as we head deeper into the Spring months of 2024.

1,441 sold single family homes, 236 less than the previous month and 406 less year-over-year (April 2023).

Meanwhile prices continued to an upward trend where median sales price rose $10k month-over-month (March 2023), which higher averages +$35k, as well.

Homes that sold spent less time on the market at 44 days, which is 9 days less than the previous month.

Slower than expected numbers likely impacted by the surge of mortgage interest rates (7.17% avg 30-yr 4/25/2024 vs 6.88% 3/7/2024[FRED]). Higher inflation numbers have pushed any interest rate cuts further.

I anticipate a slower than expected May 2024 as we already see a decline of homes pending, 842 less homes than previous month (March 2024), which is 1,690 less than what was observed the year prior (April 2023).

More inventory puts a more favorable position for buyers as more supply typically may ease home purchase prices. Peak activity saw 5,245 homes on the market, which is 196 more than the previous month.

Digging deeper into the data shows 7 out of 26 Portland Metro Areas showed increase in homes over the previous month, with Lake Oswego, North Portland, North East Portland, Hillsboro to list a few.

With over 1510 (+664 prior week) homes sold and nearly half in the last week!

The local Portland Metro real estate market is picking up steam with more listings hitting the market 5,428 active (+487 prior month), while also at slightly higher prices. Median sale price ticked up to $530k and is up from $525k prior month.

The median days on market is 53 days, down 24% from the prior month at 70 days.

Just as a I predicted, in terms of activity, the market appeared to about a month shifted from last year. The average mortgage interest rate have fallen slightly to 6.79% as of 3/28/2024 [FRED]. With several rate drops are forecasted this year should foretell higher activity as we enter the peak real estate transaction months.

Hello, Folks!

A slow start in 2024 real estate market with nearly 30% less homes sold comparing the month of Feb '23 to Feb '24. However, prices have slightly increased by 1.3%. It appears this trend may continue at least for another month as the number of homes that were or went pending in Feb '24 saw a decline of 43%. Also, there are more homes active on market at around 19% vs this time last year.

Interest rates may be the main indicator for the slow start. The average 30-year mortgage interest rates have remain around 7%, potentially leaving many would-be buyers in the sideline until rate drops occur, as forecasted by many outlets. Sellers and Buyers are waiting for any positive news related to rates. With more active homes in the market, the market would slightly lean towards a Buyer's market. However, if you're a buyer in todays market, unless the market tanks, don't see any price relief insight in the near future, if not price appreciation, as we've seen the last year. More homes in the market at higher listing prices YoY (+6%) may also have potential interest rates drop already baked in.

Take advantage of 3.5% interest rate with an owner assumable loan with my new listing!

What is an assumable loan and how can it be a game changer in financing your home purchase?

An assumable loan in real estate is a mortgage loan that can be transferred to a new buyer. This means that when a property is sold, the buyer has the option to take over the existing loan terms and rates without having to obtain a new loan. This can be beneficial for the buyer if the interest rates are lower than current market rates or if they are unable to qualify for a new loan. However, the lender must approve the transfer and the new buyer must meet certain criteria to assume the loan.

Here is an example that compares a 3.5% owner assumable loan to obtaining an 8.0% both with an initial amount of $500k. NOTE: the actual amounts may vary for this property.

The last two pics illustrate just how impactful interest rates are in todayโ€™s market. The owner assumed loan would benefit from a $1,364 lower monthly principal & interest payment ($2,335 vs $3,699)! Even more significant is how much savings the assumed 3.5% interest rate has over 8.0% when comparing the total costs. The total interest paid of the 8.0% is actually greater than the total amount paid by the assumed loan (~$782,978 vs $820,776)!
