Okay Salem area friends, let’s talk market updates for a second. 👀🏡✨

There are definitely some interesting shifts happening right now in Polk & Marion counties.

📈 Average sale price is UP to $491,000.
📉 New listings are DOWN.
🏡 Active listings are UP.
⏳ Homes are taking about 66 days on average to sell.

So what does that actually mean? 🤔

Buyers are being a little more selective right now, which means strategy matters more than ever. The homes that are priced well, marketed well, and show beautifully are still getting attention fast. 🙌

And even with some shifts happening, people are absolutely still making moves. Closed sales are up 22% compared to this time last year. ✨

The market is not “bad,” it’s just different than it was a few years ago.

A perfect day to get into the hives and see how everyone is faring. So far, the first month has gone well!! 🙌🙌

We see capped brood cells (that’s where baby bees will hatch from), open brood cells (where the queen has laid her eggs and the larvae are being fed until they get capped to finish growing), as well as capped honey 🍯 and open nectar cells.

I’d say we are off to a good start!! We put the queen 👑 excluders on now so she won’t be tempted to lay any eggs above this second brood box.

In a month or so, we will put on the honey “supers” (shorter, 10-frame boxes where the bees will store the honey that we harvest in August). We always leave all the honey in the brood boxes so they have plenty of resources during the winter. We only harvest the extra that is stored in the supers.

Grateful for these little guys who do so much!!! 🐝🙏💛

This is your reminder that the little things actually matter. 🐶🌿

Out in the yard with my girls, checking the compost, moving things around, and yes, saving the worms. 🪱😂

It might seem small, but taking care of the space around us, giving things back to the earth, and being intentional with how we live adds up over time.
