Just squeezing every last drop out of summer over here. ☀️🏖️

Bare feet in the sand, sunshine, and absolutely no complaints from me. 😂

September always feels like that funny in-between where everyone is suddenly talking about pumpkins and sweaters while I’m over here saying, “Wait! Summer isn’t technically over yet!” 🙋‍♀️

So until fall officially arrives, I’ll be soaking up every last little bit of this season I can.

Okay, homebuyers... I have a question for you. 👀🏡

You find a house you LOVE.

The kitchen? Perfect.
The layout? Exactly what you wanted.
The backyard? Already planning the BBQ. 😂

But... you're not completely sold on the location.

Would you buy it anyway?

This is one of those decisions where I always remind buyers that you can change a LOT about a house. Paint can change. Kitchens can change. Landscaping can change.

The location? Not so much. 😅

That doesn't mean you have to find the “perfect” neighborhood, but think about the things that will affect your everyday life. Your commute, nearby amenities, schools if they're important to you, traffic, walkability, and simply how you feel when you're there.

A gorgeous kitchen is fun. Loving where you live is even better. 💕

PSA to anyone who quietly put their home search on the back burner... fall might deserve a spot on your calendar. 🍂🏡

Everyone watches mortgage rates, but that's not the only thing that can change the buying equation.

Fall has historically brought buyers some pretty nice perks:

🍁 More homes to choose from
🍁 Asking prices beginning their seasonal decline
🍁 Fewer buyers competing for the same homes
🍁 Sellers who may be more willing to negotiate

That last one can be especially important. A seller who wants to make a move before the holidays may be more open to having a conversation about price or terms than they were earlier in the year.

Does that automatically make fall the perfect time for everyone to buy? Nope! Your budget, goals, timeline, and our local market still matter.

But if you've been sitting on the sidelines waiting for conditions to feel a little more workable, it may be time to peek at what's out there again. 👀🏡

A SEED library!

Take a few, plant something beautiful (or delicious!), and leave some seeds behind for the next neighbor. Such a simple idea, but I love anything that gets neighbors sharing, growing, pollinating and making their little corner of the community better. 🐝🦋🌻🍅🌿

Now I need to know... what seeds would YOU be grabbing first?

I’ve been having more and more conversations like this lately: “How are people actually making buying a home work right now?” 🤔🏡

One thing I’m seeing more of? Families teaming up.

Parents, grandparents, even siblings coming together to purchase a home and share the space, and honestly, it makes a lot of sense right now.

Not only does it help with affordability, but it can also solve one of the biggest challenges for a lot of families: childcare.

More support, shared expenses, and a built in sense of community under one roof. 🤍

It’s not the traditional path, but for a lot of people, it’s the one that’s actually making homeownership possible.

📊 July's market numbers are in for Polk & Marion Counties!

This month, we're seeing more homes coming to market and more choices for buyers, while sales activity has slowed a bit.

🏡 363 new listings hit the market in July, up 9.3% from June.

💰 The average sale price was $484,300, down slightly from June but still 4.5% higher than July of last year.

🤝 187 homes closed, while inventory increased to 4.8 months, giving buyers more options to consider.

📅 Total market time was 63 days, which is actually 7 days shorter than June.

So what does this mean for you?

Buyers: More inventory can mean more opportunities and a little more breathing room when searching for the right home.

Sellers: Buyers have more to choose from, so thoughtful pricing, presentation, and a strong marketing strategy are especially important right now.

Of course, these numbers give us the big picture. What's happening in your specific neighborhood, price range, and property type can look very different.
