Over the past month, construction has continued to advance across multiple floors as structural, mechanical, and restoration work move forward simultaneously. Roofing installation has remained a major focus, with crews making steady progress despite weather-related delays. Interior framing activities have advanced significantly, including completion of ceiling framing on the upper floors and wall framing on the first floor. Drywall installation has also begun on the fifth floor, marking an important transition toward interior finishes.

Mechanical, electrical, and plumbing work continues to progress throughout the building. Multiple rough-in inspections were successfully passed, culminating in the third floor receiving approval for all rough-in work. Electrical overhead rough-in has advanced through the upper floors, while plumbing installations continue on lower levels. Historic restoration efforts remain a key component of the project, with ongoing plaster repair and refinishing, window frame restoration, exterior tuckpointing, and masonry repairs. Additional exterior improvements, including wall penetrations for dryer vents and exhaust systems, have also been completed.

Lee Lofts III continues across multiple floors as structural, mechanical, and restoration work all move forward in tandem. Coring operations are now underway on the first floor, while framing and MEP rough-in continue to advance throughout the building. The fifth floor has reached a major milestone with MEP work completed and successfully inspected, along with painted window frames adding to the overall finish progress. On the fourth floor, plumbing rough-in and in-wall blocking are actively progressing, while sprinkler rough-in is moving steadily throughout the building. Exterior restoration also remains a key focus, with ongoing tuckpointing and concrete repairs improving the building envelope.

Looking ahead, crews will continue building momentum with CMU wall construction extending to the roof and electrical rough-in wrapping up on the third floor before shifting downward. Plumbing work will continue on the fourth floor, while sprinkler rough-in in the basement is expected to reach completion. Interior progress will also include continued window frame painting on the fourth floor and partial firewall completion and inspections on the second floor. Overall, the project is maintaining a strong pace as each trade builds on completed work and drives the project closer to completion.

Last week, the project continued to make steady progress across multiple areas of the building. MEP rough-in remained ongoing on the upper floors, while framing advanced throughout, with one level nearing completion and lower levels beginning layout and track installation. Coring operations moved down through the building, and early drywall installation began in select areas. Structural and exterior work also progressed, including completion of elevator shaft demolition, preparation of masonry for repointing, and delivery of roofing materials as crews prepared for the next phase.

This week, the team is focused on advancing both interior and exterior work as the project continues to build momentum. Roofing activities are set to move forward with demolition of the existing roof and preparation for new installation, including scanning and coring for penetrations. MEP rough-in will continue on upper floors while beginning to expand to lower levels, and framing is expected to reach key completion points on one of the main floors. Overall, work remains on track with multiple trades progressing in coordination.

Last week, we began coring and locating penetrations on the upper floor and completed sandblasting on several levels. Demolition work progressed on multiple floors, and materials were delivered to prepare for upcoming framing.

This week, surface prep work will continue on additional floors, along with ongoing demolition as we move downward through the building. Layout work will begin on one of the upper levels, and coordination of penetrations will continue. We will also start exterior prep work as we keep advancing both interior and exterior progress.

Overland Property Group and Flint Hills Holdings Group, the owners/developers of the Lee Buildings have some exciting news! Lee Warehouse Lofts (Phase III) has closed with the investor and lender, construction has begun!

Building on the momentum of earlier phases—H.D. Lee Mercantile Lofts (Phase I), which delivered 53 affordable and market-rate apartments with 4,000 square feet of commercial space, and Lee Hardware Lofts (Phase II), which added 50 affordable and moderate-income homes along with more than 9,000 square feet of ground-floor commercial space—Lee Warehouse Lofts (Phase III) will introduce 37 additional affordable and moderate-income apartments.

The start of construction marks the culmination of years of extensive work, including architectural and engineering design, historic review and approvals, permitting, and comprehensive due diligence with lenders and investors. With these efforts complete, the project now moves into the construction phase, expected to span approximately 12 months. Construction will adhere closely to all approved historic guidelines and rigorous development standards, with the first residents anticipated to move in during late winter 2026/2027.
