New year, new assessment amount? Double check your automatic payment!

There’s two ways an HOA can set up automatic payments. One is to put owners completely in control of the amounts withdrawn from their accounts and the other is to allow the HOA’s bank to change what they pull from your account whenever assessments change. IAMHOA.com chose to let owners control what the HOA can debit from their accounts. However, this does mean owners must adjust their payments whenever a change in assessments occurs.

We know there’s a lot of snow removal concerns, but please be aware snow removal companies are working hard to get the messes cleaned up. We however are closed today due to New Years. We will be in tomorrow and will follow up on the concerns people have in nearly every community we manage.

Snow removal. These two words create a lot of headaches and sometimes even drama in communities.

Here’s our tips.

First, select your desired vendor months before snow falls so you’re not last on their list.

Next, before the first snowfall, reach out to them to ensure all is well.

Once storms start hitting, if you see issues, say something to management so the vendor can fix any issues and close any gaps.

So long as you do the above steps, you’re a lot less likely to have major problems.

Mural finally got finished in our new meeting room. Yes, that’s a quote from Meet the Robinsons. It’s very applicable to HOA Board member training. Being on an HOA Board you are in a thankless job you aren’t being paid to do. You enforce rules some won’t like. You raise assessments when needed. However, you Keep Moving Forward. Your community needs you and they need you to do the right things and make the right decisions, no matter the challenges from others. Hats off to amazing Board members!

In today's economy we are seeing more and more communities realizing they need to take better care of the financial and physical health of their associations.

When you combine those desires with record inflation, there's an unfortunate impact on owners when assessments need to dramatically increase.

This is why it is so important to build new budgets every year based on actual expenses plus any anticipated increases. Budget to take care of any needed maintenance. Budget to properly fund reserves. You do not want to be a community that has to do a 50% increase in assessments after not doing anything for 10+ years. It truly brings out the worst in people and destroys relationships in neighborhoods.

This is being shared after going through this with a client who hired us earlier this year. They forced out the Board who was trying to turn things around. They became people I am sure they normally are not. We had to end the relationship and let them find another management solution. Former Board members are selling their units to get away from the abuse. Please don't fall behind because this is what it leads to and it's not good for anyone involved.

We really don't post a lot on this profile because we primarily want to direct people to our website or to call our office. However, I feel like something should be said about Board members.

Board members are typically not compensated in any way for the hours and hours of service they put in. They rarely get thanked for their efforts. They have to evaluate information many owners aren't aware of and make sometimes difficult decisions.

Right now there are a lot of things most homeowners aren't aware of that are impacting communities in big ways. A perfect example is Salt Lake City Public Utilities has increased a lot of their rates and has announced substantial increases annually for the next few years. HOA expenses are going up.

If your community has a larger than normal increase in assessments for 2023, please take time to learn why. Look at individual budget line items and see where the increase in assessments is going. Seek understanding rather than frustration and anger.

Most Board members are doing the best they can for their communities. Most management companies are doing their best to help their Boards in the process. We are just facing challenges that haven't existed for decades.

One thing we have seen several times lately when we’ve taken on new clients is HOA’s with expired corporate entity registrations.

This is very frustrating because it’s like letting a functioning business keep running without being registered with the State.

Sometimes the expired registration can be fixed and other times you essentially have to create a new corporation with the State.

Please don’t let this happen in your community! Management companies should know better!
