Effective May 1, 2026, the VA is updating its Minimum Property Requirements (MPRs) to eliminate required repairs for peeling paint on homes built after 1978. This significant change treats peeling paint as cosmetic rather than a safety hazard on newer homes, reducing appraisal-related repair delays for veterans.
Key changes expected in the updated VA guidelines for appraisals ordered on or after May 1, 2026, include:
No Mandatory Repairs: Peeling paint on homes built after 1978 will no longer automatically trigger repair conditions.
Continued Caution for Older Homes: Homes built prior to 1978 may still face stringent, mandated repairs for peeling paint due to lead-based paint concerns.
Other Changes: The update also removes mandatory compliance for detached sheds/outbuildings, eliminates radon requirements for builders, and removes certification needs for fireplaces.
Goal: These changes are designed to streamline the VA loan process, making it more competitive with conventional loans.
