Homes for sale in San Angelo that have me doing a double take. šŸ‘€

These three flew a little under the radar but check every box if you actually know what you’re looking for.

3 bed 2 bath in Southland: A newer build from 2022 at 1,768 sq ft — move-in ready with modern finishes in a solid south side location.

3 bed 2 bath in Highland Ridge: Nearly an acre in Highland Range Estates with mature shade trees, skylights, a fireplace, and room to build that workshop you’ve always wanted.

4 bed 2 bath in Pauline: Brand new custom construction in PaulAnn West with an open floor plan, privacy fence, and front yard sod and sprinklers already done for you.

If any of these caught your eye, you’ll want the full rundown.

Comment HOMES and I’ll send you the listing details on all three. šŸ‘‡

Selling your home is one of the biggest financial decisions you’ll ever make, and the agent you trust with it should approach it that way too.

For me, that means showing up for every listing in San Angelo like it’s my own home on the line.

Real strategy, real conversations, real attention to detail at every step.

It’s the kind of process I’d want if I were the one selling, so it’s the only kind I give my clients.

If you’re thinking about listing in San Angelo this year and want someone who’s all in, send me a message.

I’ve seen San Angelo homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I’ve walked through homes where the owner gutted the bathroom before listing and barely broke even.

Then I’ve seen a $1,500 garage door swap change a buyer’s entire first impression before they got to the front door.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says ā€œthis home is cared for.ā€

Fresh neutral paint makes every room feel like a clean slate - fresh, bright, and bigger.

Summer is one of the most competitive times to buy in San Angelo

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here’s what I want you to know if you’re thinking about making a move in San Angelo this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn’t mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced Realtor in San Angelo, TX on your side!)
