Gray had a moment. The moment is over.
For a decade, every flip, every new build, every "we just updated" listing came in the same uniform. Gray exterior. Gray walls. Gray floors. Gray cabinets. Gray everything.
The palette taking its place is warm. Mushroom. Greige with actual brown in it. Soft cream. Olive green. Putty. Terracotta on a front door. Black trim. The colors that look like something instead of nothing.
The shift is showing up in new construction first, then in flips, then in repaints. Builders who were spec-ing cool gray in 2022 are now spec-ing warm neutrals in 2026 because the gray homes are sitting longer.
If your home was painted in 2018 and it still has cool gray walls or a gray exterior, you are dating it. Not in a way buyers will say out loud. In a way they will subconsciously feel and price into their offer.
The good news is paint is the cheapest update you can make. A warm-toned neutral on the walls and a swap on the front door color can take ten years off a house in a weekend.
