Corpus Christi native Polo Gutierrez knows all about hard work, passion and dedication. After earning a Division I scholarship to New Mexico State University, where he graduated with a Bachelor's degree in History, Polo spent time playing professional football for the El Paso Generals and received a tryout with the Buffalo Bills before transitioning into coaching for 13 years. He had coaching stops at UTSA, UIW, TMI, Boerne High and NMSU. His years of coaching have developed him into a detail-oriented, disciplined and self-driven professional whose philosophy is "Poor Preparation Produces Poor Performance.'' 2nd CLOSING OF THE WEEK! 🔑🎉

Two closings this week, and this one is a great reminder of why I love what I do. This closing was an extra special one. I had the privilege of helping a family member of a great friend of mine, Dr. Hector Lopez, purchase their new home as they relocate to San Antonio.

I first met Hector during my first year coaching at UTSA, and I still remember how excited I was to see another Latino on staff. That connection turned into a friendship that has now lasted over 15 years.

Throughout those years, Hector has been a great friend and one of the biggest advocates and supporters of my real estate business. It makes this closing even more meaningful knowing I was able to help his family with this next chapter.

Real estate is about more than buying and selling homes! It’s about the people, relationships, and trust built along the way.

🏡 SAN ANTONIO REAL ESTATE MARKET UPDATE | JULY 2026

The July numbers are in, and the San Antonio market continues to give both buyers and sellers plenty to pay attention to.

We saw 3,079 home sales in July, down 3% from July 2025, while the average sold price increased 2% to $384,913. Sales volume reached $1.185 billion for the month, and year-to-date sales have now reached 20,529 — up 1% from this time last year.

One of the biggest numbers to watch is Days on Market. Homes averaged 84 days on the market in July compared with 73 days last year, a 14% increase. That tells us buyers have more time to evaluate their options, and sellers need to be increasingly strategic with pricing, presentation, condition, and marketing.

The market is moving — but the right advice matters.
