A data collector is an unlicensed person with little to no training who comes to your property to collect data about contributing value factors. I'm no expert in real estate law, but I think there may be more of this in the news soon. Are there any Texas RE law experts that have any insight?

FNMA Property Data Collectors program which allows unlicensed individuals to collect data on properties is illegal according to WV Article 38

ARE YOU PAYING TOO MUCH IN PROPERTY TAXES? When the county appraiser comes out to measure the square footage of your home, they only measure the exterior. They are left guessing about the interior dimensions. This often leads to an over estimation of the square footage. See the highlighted area below? It was all assumed to be living area. From the outside there is no way to tell that it is part of the garage. The owner of this home has been paying for 180 extra sf for decades! If you suspect you are paying for areas that should not be counted as living area, call us.

There are some pretty unique structures in the Texas Hill Country, but this private chapel is set apart from the rest. The masonry work is unlike anything I've ever seen. With large native stones jutting out that seem to defy gravity, I can say with confidence, this can not be reproduced.

We have been riding a wave of appreciation over the last 4 years in Kerrville. These sales represent 30% less than and 50% more than the average square foot home of 1977 sf, on .5 of an acre or less in city limits excluding manufactured homes. Over these last 4 years homes have increased by $145.03 per day! The second graph shows what has transpired since the day after interest rates began their climb almost 1 year ago. Homes meeting the criteria above have decreased by $67.22 per day. I left in the outlier sales because it does show a pattern. It shows a period of 13 months where single family homes that meet the criteria above were selling for over $800,000. What do you think will happen over the next 4 years?

Lumber prices are falling. This can be good news for builders. There are several factors to consider. There is a housing shortage. The current inventory of new homes was built with expensive lumber. Cheap lumber allows builders to offer incentives and will ultimatelymake new homes less expensive. When the new homes become less expensive the market will follow.

Here is an interesting graph illustrating affordability changes over time. Without boring you with the methodology, this takes into account the median income, median priced house, typical interest rate, and 10% down payment since 1990. Somewhere in the mid-90s, the people generally spent 35% of their income on purchasing a home. Now people would have to spend 65% of their income on a median priced home. I found this gem outside of Fredericksburg while on an inspection. It's not your typical pump house. We have seen some interesting property features. Some may significantly contribute to value, and others may not. I have heard buyers that just wanted property that was over grazed and had oak wilt because they loved the look of the rocks and dead trees. I've talked to others who bought a multi-million dollar property because they loved a tree on the property. If you need a valuation of a unique property call us. The overall market trend for all sales within city limits continues increase in price by approximately $41 a day. When this search is refined to 1200-2500 sf homes on .5 ac or less the marked trends indicate a decline in sales price of approximately $71 a day. As a Realtor, buyer, seller, or just observer what are your thoughts?
