You'll hear that you should interview at least three agents before choosing the ONE you want to work with. I say interview as many as you need until you find the RIGHT agent for you. And don’t worry, when you know, you'll just know!⁣

They say the kitchen is the heart of a home, but it can also be the headache of the home if it’s not organized and maintained, am I right? That said, I've learned a few things over the years, and I'm pretty sure the key to mastering kitchen org (and kicking those headaches to the curb) is finding a system that makes sense to you! At a loss? Try kitchen “zones.” Read on to learn more!⁣

Zone 1: Everyday Items⁣
These are the things you use multiple times a day like plates, bowls, cups, flatware, and serveware. Store these pieces close to where you will use them—for example, glasses near the refrigerator and flatware near the dining area.⁣

Zone 2: Cooking + Baking items⁣
Store pots, pans, measuring cups, cutting boards, and mixing bowls near the stove and oven. Baking sheets and muffin tins can fit vertically near your oven’s thin cabinet.⁣

Zone 3: Coffee + Bar Items⁣
Zone 3 is my fave! This zone houses essentials for your morning coffee and evening wine. Keep items set apart and easily accessible by designating a particular kitchen cabinet or section of the pantry. ⁣

Zone 4: Pantry + Storage Items⁣
Zip-close bags, Tupperware, aluminum foil, and plastic wrap should be stored together for easy post-meal clean-up. Keep dry goods, spices, and small kitchen appliances in your pantry, and consider clear containers to keep a handle on when your dry goods are running low.⁣

One more encouragement about kitchen org: If at first you don’t succeed, try, try, again! You’ll eventually find a system that works for you!

Buying a home is a numbers game, but it’s also an emotional game. That’s why from the get-go, I encourage buyers to only consider homes they can confidently afford. ⁣

Setting aside what lenders say, buyers should take the time to “try on” various mortgage payments and find the one that fits the best and feels the most comfortable.⁣

That said, some guidelines can provide a starting point for answering the question: How much home can I afford?⁣

Most financial experts say housing expenses should be no more than 28% of your total pre-tax income. This includes your monthly P&I mortgage payment, homeowners insurance, property taxes, and PMI payments (if applicable).⁣
For example, if your salary is $55,000 per year, your gross monthly income is $4,583 ($55,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,283 per month (28% of $4,583).⁣
Keep in mind that total debt should be under 36% of your total pre-tax income. This includes housing costs mentioned above and credit cards, car loans, personal loans, and student loans.⁣

Getting an offer in 2022? Not too hard.⁣
By-passing obstacles that could derail said offer? A smidge harder. Sellers these days need to watch out for obstacles like:⁣

Buyer financing falling through…on closing day.⁣
Appraisal discrepancies.⁣
Stalled home inspection negotiations.⁣
Title issues.⁣
Unmet contingencies.⁣
Last-minute buyer remorse.⁣

Hurdle these hiccups with room to spare by disclosing problems with your home upfront and carefully assessing a buyer’s ability to afford your home financially. Your best bet is to link arms with a qualified agent who can guide you in each step. In the meantime, take these tips to heart:⁣

Don’t let emotions cloud your decision-making when the offer(s) comes rolling in. Instead, take your time to evaluate the pros and cons of every offer on the table.⁣
If the buyer is paying cash, request validation that they have sufficient funds. If your buyer is financing, ask to see a pre-approval letter. Even better, ask the buyer’s permission to let your agent speak with the lender about the approval.⁣
Once you accept an offer, ask your agent to create a timeline listing the important transaction dates. Share it with your buyers to ensure they agree. Have your agent regularly touch base to keep things on track and prevent surprises close to closing.⁣

Bring it in, buyers and sellers. I know you’re probably feeling a little anxious, scattered, and unsettled about what’s ahead. ⁣

That’s why I want you to stop, clear your mind, and take in a few affirmations that will be here for you to revisit anytime negativity makes an unwelcome appearance in your head or heart. Sound good? First, take a deep breath in and a deep breath out.⁣

Sellers, say to yourself:⁣

I cannot control the outcome of this real estate journey. I can only control getting my home ready for the market, hiring people to help me, and preparing myself and my loved ones for the major life transition ahead.⁣
My home will sell. It may not be the minute, hour, or day I want it to, but it will sell. I have a team of professionals who know what they’re doing and are 100% qualified to sell my home.⁣
I will lean into this process, ask questions, and fully show up for myself and my family. I will follow my intuition and trust that everything will unfold exactly as it should. ⁣

Now, buyers: ⁣

I cannot control the outcome of this real estate journey, but I can position myself for success by getting my budget in order, seeking a preapproval letter, and thinking long and hard about what I want in my next home.⁣
The market may be chaotic, but I can choose to stay calm. I will listen to my agent, my friends, and my family to stay grounded as I move through each step of this process.⁣
Buying a home is a privilege. I am grateful that I am at a place in my life where I can purchase a place to live and call my own. No matter what happens, I will be thankful for this opportunity.⁣

Today, I’m taking the bull by the horns, biting the bullet, taking the plunge, meeting head-on—however, you want to say it—one of the industry’s loudest objections: Why hire an agent if I can sell my home on my own?⁣

Why so gutsy, you ask? Because I believe to my core that anyone who has sacrificed and worked hard to purchase and own a home deserves top dollar when they sell. ⁣

And I’m convinced that the absolute best way to do that is with the professional guidance of an experienced real estate agent—NOT on your own. ⁣

Here’s the truth: You absolutely can sell solo. But statistics show you’ll end up leaving cash on the table. Cash with your name on it! ⁣

Just consider:⁣

FSBO homes sell for about 26% less on average than properties listed with an agent.⁣
Only 6% of FSBO listings make it on the MLS.⁣
Only 11% of sellers succeed at selling FSBO.⁣

The one time when it makes sense to forego an agent and head straight to a real estate lawyer is when you sell to a friend, family member, or neighbor. ⁣

That said, if you want every penny you can get out of your home, you need an agent. Not to mention you’ll also receive an advocate, expert, and friend whose goal is looking out for your best interest as you complete one of the most significant transactions of your life!⁣

Summa-time is a great time to change up the style and feel of your home. Bring in some easy, breezy vibes with these summer design trends hot for 2022: ⁣

The need for green. Nothing says summer like lush green trees and tropical blooming flowers. Let the sunshine stream in, and by all means, bring the green indoors with one or two tall house plants like the snake, rubber tree, or fiddle leaf.⁣
Boho is back. For this classically casual vibe, choose pieces made of wood or fibers like rattan. Add a few bright throw pillows and blankets to your sofa along with some floor pillows and poufs. The key to boho? Toss matching, embrace color, and go funky on your lighting.⁣
