Ok, so this happened…there are a few things that I want to say about this though.

1️⃣ This was totally unexpected! I literally never win ANYthing.
2️⃣ I didn’t realize that June was such a great month for me! I don’t track my personal stats. How much volume did I sell last month? How many units did I sell last quarter? I have no idea. 🤷‍♀️ I have always just enjoyed helping people, not obsessing over numbers.
3️⃣ The WHOLE time I have been in RE, I have mostly worked with buyers. This is the first year that I have actually had more listings than buyers. Although I love helping both…I feel a sense of accomplishment in seeing “Listing Agent” next to my name! Weird, I know.
4️⃣ You will probably never see a post like this from me again, as I realllyyyy don’t like to talk about myself 😂 (Also, this makes me realize that I have been lacking in social media presence lately because I haven’t posted on FB in a super long time.)
5️⃣ I ❤️ Realty San Antonio for all that they do to recognize, support & mentor. This little email that they sent this morning has done BIG things for my motivation!
5️⃣ My clients (buyer AND seller) are amazing, and the reasons that I LOVE what I do every.single.day.

Stop here if you talked to your lender and determined that you HAVE to sell in order to buy 👋 (or keep reading incase you should prepare for this scenario):

Trust me, you're not alone but fair warning, this will be challenging. If you've ever heard anyone tell you otherwise, they're lying. I'm here to A: Tell you like it is but B: Help you be as prepared as possible to therefore simplify it as much as it can possibly be simplified.

In today's post, I'm going to tackle some of your options in this scenario to get you mentally ready!

A: Your for sale sign needs to come before your dream home search (before you officially start searching that is). If you're going to write an offer on a home, your house needs to be listed for sale, FIRST.

B: Determine if you want to bank on finding a house in the window of your house getting an offer and the closing date or if you want to find alternative living arrangements for the in-between.

C: If you decide to try for the short window, please be mindful of the domino effect. This is possible but if you have to sell in order to buy, your home has to close in order for you to close on the new home. If something falls apart (again, it is a possibility), then you could lose out on your new house. Don't think the worst, just be prepared.

D: To give yourself a longer timeframe to find your new house without finding in-between living arrangements, you could request a closing date that is farther out with the buyers purchasing your home. This will give you more search time.

Not everyone should buy a house. There I said it. ⁣

(Feels strange...I'm a realtor, after all, but it’s true.) ⁣

Even with the historically low-interest rates, homeownership isn’t for everyone. I’ve seen what happens when people buy without really being ready — what’s meant to be an asset becomes nothing but a burden. ⁣

Here’s the good news — knowing it IS NOT the right time to buy is just as clarifying as knowing it IS the right time. To help here are five reasons NOT to buy a home right now:⁣

1. You aren’t happy in your job and/or you’re contemplating a career change.⁣
2. You’re hoping to travel (ALOT) once COVID restrictions lift.⁣
3. You don’t have the best credit or the down payment funds for the house you want.⁣
4. You tend to get antsy after living somewhere a year or two.⁣
5. Everyone around you is doing it. (I get it. Peer pressure is real, but you CAN resist! You’re not in middle school anymore, remember?)⁣

No single one of these eliminates you from homeownership so chat with homeowners you know or a trusted realtor who can help you think through your situation and goals.⁣

DAY 4: MONEY TRACKING

Now that we've analyzed our previous spending habits and checked our credit scores (and debt amounts), it's time to track future spending.

Set up a Google Doc or start a note in your notes app and start tracking your spending. Do this for 30 days so you can become hyper aware of what you're spending money on, on the go.

Grabbing that extra latte every day or ordering from your favorite online boutique a few times a month could be adding up to way more than you realized. When you have to write it down in the moment, it will become a lot more evident as to what is adding up fast that is preventing you from saving for what it is. you really want!

DAY 3: CHECK YOUR CREDIT SCORE

Today is especially important if you're saving for a home. Your credit score will impact what type of loan you can get approved for, how much you have to put down, the interest rate you'll lock in your mortgage at and how much house you can afford to purchase based on your debt to income ratio.

After learning your current credit score, you can make a plan to increase that number and / or pay down debt that is contributing to that score.

Bonus Tip: Set yourself up with an account like EXPERIAN to protect your credit score and keep close tabs on where it's at!

DAY 2: MONEY ANALYSIS

Since last month included Christmas, you might want to go 2 months back to see a "regular" spending month!

You can print off your bank & credit card statements & go through them with an actual highlighter when you see something you didn't need to buy or an "extra" expense. Or you can do it digitally and create a Google Sheet list of those specific items and what they added up to.

This will give you a good glimpse into where your money is going that wasn't necessarily planned and can help you eliminate similar expenses in 2021 so you can instead funnel that money into savings for whatever your Day 1 goal was!
