Seguin is a historic Central Texas city located about 35 miles east of San Antonio along Interstate 10. It’s the county seat of Guadalupe County and one of the oldest cities in Texas, founded in 1838 and named after Tejano Texas Revolution hero Juan Seguín.

Quick facts:
✅Population: about 38,800 residents (2024 estimate)
✅Known for: manufacturing, pecans, historic downtown, and river recreation
✅Region: Central/South Texas transition area
✅ZIP codes: 78155–78156
Area code: 830

History:
Seguin was established during the Republic of Texas era. The city has deep ties to Texas independence history and was named for Juan Seguín, who fought at the Alamo and in the Texas Revolution. The area later became known for cotton farming, ranching, and an unusual early use of concrete construction called “limecrete.”

Economy:
Manufacturing is the backbone of the local economy. Major employers include:

✅Caterpillar
✅Tyson Foods
✅Georgia-Pacific
✅Niagara Bottling
✅Hexcel

The city has grown rapidly because of its location between San Antonio and Austin, while still remaining more affordable than nearby communities like New Braunfels.

Things to do:
Popular attractions and activities include:
✅The Guadalupe River for tubing, kayaking, and fishing
✅Historic downtown shopping and restaurants
✅Pecan-themed events and local history sites
✅Parks and trails throughout the city
✅Historic concrete architecture like the Sebastopol House

Community vibe

Seguin is often described as having a “small-town feel” while experiencing fast suburban growth. Locals on Reddit mention:
✅More affordable housing than Austin or New Braunfels
✅Growing retail and restaurant options
✅Increasing traffic due to development
✅Strong industrial job market
✅Good access to San Antonio commuting routes

Where you choose to live doesn’t just impact your lifestyle — it also impacts your monthly payment. 🏡💰

One thing many buyers overlook is how much property taxes can affect affordability. Two homes with the same price can have VERY different monthly payments depending on the tax rate and location.

When purchasing a home, your payment is typically made up of:
✔️ Principal
✔️ Interest
✔️ Property Taxes
✔️ Homeowners Insurance

In some areas, higher property taxes can add hundreds more per month to your payment. That’s why it’s important to look beyond just the sales price when deciding where to live.

As your REALTOR®, I help buyers understand the FULL picture so there are no surprises at closing or after move-in day.
