I just turned down a $1M+ listing, coincidentally on a street that I dream of living on myself. Why? Because the seller simply wants too much money. I get it...he spent x-amount, and wants to net x-amount of profit. I'd be the third listing broker he's hired...and he wants to ask nearly 10% more than it was last listed for a few months ago.

But, it's just not worth the marketing cost, the time, the headaches in explaining the lack of showings to the seller, the scrutiny I'd no-doubt experience. My job is to give the seller, and myself, a legitimate shot at success...rather than inserting myself into a situation that is doomed to fail.

To all my brethren out there....know your worth, know when to say no, know when to exit a customer or client relationship...for your own sanity, and your reputation. 💪

Every closing is special. Every closing is a life-changing event for the folks involved...and I'm honored to walk that walk with so many families and individuals day-in and day-out in my job.

This one hit a lil' different....

I had been working Karel and Keith for quite some time, looking at homes in Kerrville while they prepared to become homeowners again. Keith works in the RV biz, and they chose to live in their RV near the river while we worked through the steps to ownership.

Then came July 4th, 2025...we woke up to the devastation of the flooding through Hunt, Ingram, Kerrville, Centerpointe, and beyond.

I couldn't reach Karel for several days...and was worried about how they had been affected. Then Kristen came across a blip online about them...their RV and truck had been washed away...and they made it out with only a minute or two to spare, with the clothes on their backs. I finally reached them, and was ecstatic that they were ok.

A few months later, John Hudson at H&M Mortgage told me about the Rebuild Kerrville Initiative, in conjunction with TSAHC program. Money had been put aside to help flood victims with the purchase of a home. I immediately called Karel.

And here we are...a couple of months later...sitting at the closing table with a $100,000 gift as their down payment. ONE HUNDRED THOUSAND DOLLARS, folks. What an unbelievable blessing for the sweetest people, after everything they've been through.

As always...I am HONORED to have been a part of such an amazing transaction. I hope you guys love your new home, and make many happy memories there. THANK YOU Karel and Keith for trusting me to walk you through this, and THANK YOU to John Hudson for informing us about this program, and THANK YOU to folks at Rebuild Kerr and TSAHC for making dreams come true!
