TIMELINE FOR PURCHASING A HOME:

For anyone planning to buy a home this year, here’s a breakdown of what the process should look like (VA Loans included, it’s not any different):

3-6 months out: Get your numbers straight
Start with a rate quote so you can get an idea of a rough payment and budget for closing costs. A lender shouldn’t need to pull your credit to do this. Use a range of rates (for example, 5.75-6.00%) since rates will move around over a few months. For Veterans, this is also a good time to confirm your VA entitlement and benefits.

2-3 months out: Get pre-approved
Plan to spend 10-15 minutes completing a full mortgage application with a lender you trust. This is when it does make sense to pull credit...you don't want any surprises later. If you’re self-employed or have complex income (commissions, overtime, etc.) this is the stage to submit documents early so everything is vetted upfront by your lender.

0-1 month out: Find your home & go under contract
This is the fun part when you're looking at homes with your agent. Once you’ve found the right place and signed a contract, send it to your lender immediately so the loan process can start. Appraisal, inspections, title, and underwriting all kick off here. The entire process can take anywhere from 20-40 days depending on how well everyone works together. (you, your lender, your agent, the title company, appraiser and a few other people). Your lender will manage this process.

Closing day: You get the keys.

Along the way, if anything changes with your income or credit, don't try to hide it. Bad news doesn’t get better with time.
