Permits across Texas's big four are down 13% through Q2.

The one metro still building is also the one Zonda calls significantly oversupplied on finished lots. Builders are following the lots, not the demand.

Everyone watching the San Antonio metro is watching New Braunfels. Look one county east.

Guadalupe County added 27,389 residents between 2020 and 2025 — from 173,722 to 201,111. That's 15.76% growth in five years, per Census Bureau estimates released this March.

Now the land market covering Bexar, Comal and Guadalupe:

+26.18% — sales, the strongest activity growth of any region in Texas.
+6.72% — acres sold.
+0.99% — price per acre, now $6,225.

The Hill Country just set another all-time high. 📈

Per the Texas Real Estate Research Center’s Q2 2026 report, the Austin–Waco–Hill Country region reached a record $8,040 per acre — up 8.63% year over year, even as land prices across the rest of Texas went flat. Total dollar volume climbed nearly 12%. While the statewide market plateaus, Hill Country demand keeps setting records.

South Texas just posted the strongest land demand in Texas. 📊

According to TRERC’s Q2 2026 report, South Texas land sales jumped 26% year over year — the biggest gain of any region in the state — while the median price held steady at $6,225 per acre. Even as the statewide market went flat, buyers came back to South Texas in force. When demand moves like this, the best tracts don’t sit long.

Why Ivan turned down a “great” deal last week.

On paper it was perfect — right price, right location. But when Ivan went to verify, none of it was legally recorded. In Texas, if it’s not recorded, it doesn’t exist. A handshake doesn’t transfer with the dirt.

South Texas buyers are back!

Per TRERC's latest rural land report: land sales jumped 26.7% year over year and total dollar volume climbed nearly 47%, a real rebound from the 2023–24 lows. Median price hit $6,277/acre (+4.76%), just shy of the all-time high. The catch? Most of the gains came from smaller, buildable tracts (45–90 acres) — exactly the pieces we work in.
